Use this stamp duty calculator to estimate the stamp duty and registration fee on buying a flat, house or plot. Pick the state, the area and who is buying, enter the deal price and, if you know it, the circle rate or guideline value. The calculator charges on whichever value is higher, as every state does, and shows the total you will pay.
How the stamp duty calculator works
- Value used: the higher of the deal price and the government value (circle rate, ready reckoner, guidance, jantri, market or guideline value, as each state calls it).
- Stamp duty: the state’s rate for your area and buyer type, including any cess or transfer duty the state adds.
- Registration fee: the state’s fee, with any cap or women’s waiver.
- Total: stamp duty plus registration fee, and the total as a percentage of the value.

Worked example
A woman buys a flat in Lucknow for ₹50 lakh, and its circle rate value is ₹55 lakh. Duty is charged on ₹55 lakh: stamp duty at 6% is ₹3,30,000, the registration fee at 1% is ₹55,000, so the total is ₹3,85,000. A man buying the same flat would pay 7%, or ₹3,85,000 in duty and ₹4,40,000 in all.

Frequently asked questions
How is stamp duty calculated?
Take the higher of the deal price and the circle rate value, and multiply it by the state’s stamp duty rate. Add the registration fee to get the total cost.
Is stamp duty charged on the circle rate or the sale price?
On whichever is higher. If you agree a price below the circle rate value, duty is still charged on the circle rate value.
Do women pay less stamp duty?
In some states. Delhi charges women 4% instead of 6%, UP gives women 1% off on property up to ₹1 crore, Maharashtra 1% off, Haryana 2% off, and Gujarat waives the registration fee for women. Tamil Nadu charges women 1% registration fee on property up to ₹10 lakh and Rajasthan 5% stamp duty. MP and Telangana have no separate rate.
What is the registration fee on property?
It is usually 1% of the value, but it varies: 2% in Karnataka, 3% in MP, 2% in Tamil Nadu, 0.5% in urban Telangana, capped at ₹30,000 in Maharashtra and slab-based in Haryana.
Is this stamp duty calculator result final?
No, it is an estimate. Rates, cess and concessions can change by notification, so confirm the final amount on the state’s official calculator or at the sub-registrar office.
Can I claim tax benefit on stamp duty?
Stamp duty and registration charges for buying a house can be claimed under Section 80C in the year they are paid, within the overall limit, if you use the old tax regime.
Rates are taken from the Housepartner state stamp duty guides as of November 2026 and are set by state governments, which can change them. The calculator gives an estimate for a standard sale deed; gift deeds, agricultural land, commercial property and special schemes can have other rates. Check the current charges on the state’s official portal or with the sub-registrar before you pay. This is general information, not legal or tax advice.
