How to get an encumbrance certificate (EC) in Telangana online

An EC lists every registered transaction on a property, such as sales, gifts and mortgages, for the period you choose. Banks ask for it before a home loan.

  1. Go to registration.telangana.gov.in and open Encumbrance Search (EC) under Online Services.
  2. Read the disclaimer and click Submit.
  3. Search by document number (registration year, document number and sub-registrar office) or by property (district, sub-registrar office, village or locality, house or flat number, survey number).
  4. Choose the period. For a purchase, a search of about 30 years is common, so that older sales and mortgages show up.
  5. View the EC statement and save it as a PDF.

The online search covers documents registered from 1 January 1983. For older records, or when you need an EC signed by the sub-registrar for a bank or court, apply at the sub-registrar office or through MeeSeva. Read more in our encumbrance certificate guide.

How to search the market value on IGRS Telangana

  1. On registration.telangana.gov.in, open Market Value Search under Online Services.
  2. Choose non-agricultural (land value or apartment value) or agricultural.
  3. Select the district, mandal and village, or the municipality and locality for urban property.
  4. Enter the survey number, locality or door number where asked, and view the value.

The market value (also called the registration value) is the minimum value on which stamp duty is charged. Telangana revised these values in all 144 sub-registrar offices from 5 June 2026, the first full revision since 2021. Rates differ between nearby survey numbers, so always check the exact one. See our Telangana market value guide for what changed.

How to get a certified copy of a registered document

  1. Open Certified Copy under Online Services on the portal.
  2. Enter the district, sub-registrar office, document number and year of the registered deed.
  3. Pay the fee shown and download the copy, or follow the link to MeeSeva where the portal directs you there.

A certified copy helps when the original deed is lost, for a loan or a court case. If you do not know the document number, find it first through an EC search by property.

How slot booking for registration works

Telangana started slot booking in 22 sub-registrar offices on 10 April 2025, added 25 more on 12 May 2025, and extended it to all remaining offices on 2 June 2025. Reports in December 2025 said average processing time at the office fell from about 90 minutes to about 30 minutes.

  1. Prepare the deed with buyer, seller, property and price details.
  2. Log in on registration.telangana.gov.in and enter the document details (parties, property and value).
  3. Pay stamp duty, transfer duty and registration fee through the e-challan option (SBI ePay or at an SBI branch). Note the challan number.
  4. Book a slot by choosing the sub-registrar office, date and time.
  5. Attend on time with the buyer, seller and two witnesses, original IDs (Aadhaar, PAN), photographs, the original deed, earlier title deeds and the challan receipt.
  6. After biometrics and signatures, collect the registered document.

From 2 June 2025 the state also began a phased rollout of Aadhaar-based e-signatures, first tested at Armoor and Kusumanchi. Builders can use a Builder Module, launched in 2025, to book slots for many flat registrations at once.

Stamp duty and registration charges in Telangana

Charge on a sale deed Rate
Stamp duty 5.5%
Transfer duty (urban local body areas) 1.5%
Registration fee 0.5% in urban areas; 2% in rural (gram panchayat) areas
Total about 7.5%

Charges apply to the market value or the deal value, whichever is higher. The total rose from 6% to 7.5% on 22 July 2021 and was not changed in the June 2026 market value revision. A February 2026 department presentation also lists a mutation fee of 0.1%, which brings the total to about 7.6% in some cases. Some websites still quote 6%, so confirm the exact amount for your document with the sub-registrar before you pay. Telangana has no separate lower rate for women buyers. Compare other states in our stamp duty in India guide.

Illustration only: for a flat where the higher of market value and deal value is ₹60,00,000, charges at about 7.5% come to about ₹4,50,000. Check the actual value of your property on the portal.

A single platform joining revenue, survey and registration services was piloted in five mandals (Kosgi, Amangal, Vatpally, Kusumanchi and Aswaraopeta) from 2 April 2026. For agricultural land there, registration needs survey maps attached.
