Jantri Rate in Ahmedabad 2026: How to Check, New Jantri Status & Stamp Duty
The jantri rate in Ahmedabad and across Gujarat is the government’s minimum value for land and buildings in each area, survey number or town planning (TP) scheme. Stamp duty and registration fee are charged on the jantri value or the sale price, whichever is higher. The rates in use today came into force on 15 April 2023, when Gujarat roughly doubled the 2011 jantri. A new, survey-based Draft Jantri 2024 was published on 20 November 2024, but its implementation was postponed in 2025, and 2026 guides report that the 2023 rates still apply. Stamp duty on a residential sale is 4.9%, plus a 1% registration fee. This guide explains how to check the jantri rate on GARVI, the status of the new jantri, and how to calculate stamp duty in Ahmedabad.

What is the jantri rate?
Jantri is Gujarat’s name for the government’s minimum property value, officially the Annual Statement of Rates (ASR). It is fixed separately for open land, flats, offices, shops and agricultural land, and it varies by value zone within a city. It works like the circle rate in Delhi, the ready reckoner rate in Maharashtra and the guideline value in Tamil Nadu. In Ahmedabad, rates differ between the AMC area, the AUDA area and nearby villages, and between main-road and interior plots.
New jantri rates in Gujarat: what has happened since 2023
- 2011: the Annual Statement of Rates was issued and stayed in use for about 12 years.
- February 2023: the government announced that jantri rates would be doubled, and the higher rates took effect on 15 April 2023.
- April to November 2023: the Revenue Department ran a field survey of 23,846 urban value zones and 17,131 rural villages to prepare a scientific jantri.
- 20 November 2024: the Draft Jantri 2024 was published for public comment. Reports said some value zones would rise many times over the 2023 rates.
- January 2025: the objection period, extended to 20 January 2025, closed with 11,046 objections and suggestions, most of them asking for lower rates.
- March 2025: implementation, planned for 1 April 2025, was postponed after objections, incomplete data in some districts and industry concerns.
- December 2025: reports said the government was preparing to bring in the new jantri in early 2026.
Property guides published in 2026 report that the 2023 rates remain in force and the draft still awaits final notification. Jantri rates change only through a government notification, so check GARVI for the rate in force on your registration date before you fix the price.

Stamp duty and registration charges in Ahmedabad
| Charge | Rate on a sale deed |
|---|---|
| Basic stamp duty | 3.5% |
| Surcharge (40% of basic duty) | 1.4% |
| Total stamp duty (residential) | 4.9% |
| Registration fee | 1% (women buyers widely reported as exempt) |
| Total | about 5.9% (about 4.9% for a woman buyer if the exemption applies) |
Stamp duty is the same for men and women in Gujarat. The registration fee exemption for women is reported not to apply to joint ownership with a man, so confirm the exact charges for your document on the GARVI calculator or at the sub-registrar office. The Gujarat Stamp (Amendment) Act, 2025, in force from 10 April 2025, set a flat ₹200 duty on release deeds of ancestral property within the family and raised penalties for under-paid stamp duty.
How to calculate jantri value and stamp duty: example
Illustration only: a 110 sq m flat in Ahmedabad with an assumed jantri rate of ₹60,000 per sq m:
- Jantri value: 110 × ₹60,000 = ₹66 lakh
- If the sale price is ₹75 lakh, stamp duty is charged on ₹75 lakh (the higher figure)
- Stamp duty (4.9%): ₹3.675 lakh
- Registration fee (1%): ₹75,000, or nil for a woman buyer if the exemption applies
- Total: about ₹4.43 lakh
The rate in this example is assumed. Use the official rate for your exact value zone and property type on GARVI.
Jantri rate vs market rate in Ahmedabad
- In fast-growing areas such as SG Highway, Prahlad Nagar, Bopal and Shela, market prices are usually above the jantri value.
- In some older or lower-demand pockets, the jantri value can be close to the market price.
- If the sale price is below the jantri value by more than the allowed 10% tolerance, both buyer and seller can face income tax under Sections 56(2)(x) and 50C of the Income Tax Act.
- Jantri also affects other costs, such as premium FSI charges and land conversion fees, which are linked to the jantri value.
Before you buy property in Ahmedabad
- Check the jantri value for the exact TP scheme, final plot or survey number before agreeing the price.
- For new projects, check the GujRERA registration number on the Gujarat RERA website.
- For flats, ask for the approved plan from the AMC or AUDA and the BU (building use) permission.
- For land, check the 7/12 and 8A extracts on AnyROR and get a title search for at least 30 years.
