Stamp duty and registration charges in Gujarat (2026)

Gujarat has one stamp duty rate for most property sales, for men and women alike. The difference for women is in the registration fee.

Buyer Stamp duty Registration fee Total
Man 4.9% 1% 5.9%
Woman, or two or more women 4.9% Nil 4.9%
Man and woman jointly 4.9% 1% 5.9%

Published guides quote different figures for commercial, agricultural and gift deeds. For those, check the current schedule with the sub-registrar office or the stamp duty calculator on GARVI before you pay.

What is jantri and why it matters

The jantri is the minimum value the state fixes for land and buildings in each area. Stamp duty and registration fee are worked out on the higher of the jantri value and the deal price.

  • The current jantri took effect on 15 April 2023, when rates were roughly doubled after about 12 years.
  • A fresh draft jantri was published in November 2024 for public objections. As of reports in 2026 it has not been finally notified, so the 2023 rates still apply.
  • Check the rate for your exact survey number or town planning scheme plot, not just the area name.

  3. Select the village or the urban area (city survey or TP scheme).
  4. Pick the land or property type and the survey number or zone.
  5. Note the rate shown and match the location and category with your documents.

How to pay stamp duty and registration fee

E-stamping

Gujarat has used e-stamping through the Stock Holding Corporation of India (SHCIL) since 2007. You can buy an e-stamp certificate at an authorised SHCIL centre, a bank or a collection centre. Give the party names, deed type, property details and the duty amount, pay, and collect the certificate. The deed is printed on or attached to it.

Online e-payment through GARVI

  1. Log in to the GARVI 2.0 citizen application.
  2. Enter the document details: deed type, property, parties and value.
  3. Pay the stamp duty and registration fee online. Payment goes through the state’s Cyber Treasury, and you get an e-challan with a bank CIN and a government transaction number.
  4. Generate a token for your chosen time slot at the sub-registrar office.
  5. Visit the office at that time with the buyer, seller, witnesses, ID proof and the e-challan. Photos and thumb impressions are taken and the deed is registered.

Under the 2020 e-payment rules, the e-challan must be used (defaced by the registering officer) within four months. Keep the challan and token numbers safe.

Worked example

A flat in Gujarat is bought for ₹60,00,000. Its jantri value is ₹55,00,000, so duty is charged on the higher figure, ₹60,00,000.

Item Male buyer Woman buyer
Stamp duty at 4.9% ₹2,94,000 ₹2,94,000
Registration fee 1% = ₹60,000 Nil
Total ₹3,54,000 ₹2,94,000

If the deal price were ₹50,00,000 instead, duty would still be charged on the jantri value of ₹55,00,000. Figures are illustrative; small page and copy fees are extra.

Changes in 2025–2026

  • Gujarat Stamp (Amendment) Act, 2025: in force from 10 April 2025. If you pay deficient duty voluntarily, the penalty is 2% per month on the shortfall, up to four times the shortfall. If the department finds it, the penalty is 3% per month, up to six times.
  • Loan documents: duty on many loan and mortgage instruments for loans up to ₹1 crore is capped at ₹5,000, and banks now pay the duty on mortgages in their favour.
  • Release by heirs of a pre-deceased daughter: a flat ₹200 duty instead of 4.9%.
  • Refunds: the 2025 amendment sets a six-month window to apply for a refund of unused stamps, with a deduction.
  • Family farmland deeds (March 2026): a token duty of ₹300 per deed, in place of jantri-based duty, for relinquishment, partition and similar deeds among heirs of inherited agricultural land.
  • Jantri revision: the November 2024 draft has still not been notified, according to 2026 reports.
