Its official website is gujarathousingboard.gujarat.gov.in, and most content on it is in Gujarati. Homes are allotted through a computerised draw of lots, and in 2026 the board is focused on redeveloping its old colonies in Ahmedabad through public-private partnership. This guide explains how GHB schemes work, how to apply, what to check before buying a GHB flat on resale, and how to avoid fraud.

What the Gujarat Housing Board does
GHB was created under the Gujarat Housing Board Act, 1961. The Act lets the board frame housing schemes, build homes and shops, and sell, lease or let them on terms it decides, including sale on instalments. Over the decades it has built hundreds of housing colonies across Gujarat, many of them in Ahmedabad, Surat, Vadodara, Rajkot and Bhavnagar.
Today the board works on three fronts:
- New housing schemes for EWS, LIG and MIG buyers, announced from time to time.
- Redevelopment of old GHB colonies that are in poor condition.
- Management of allotted homes: instalments, transfers, permissions and dues.
Latest: GHB redevelopment in Ahmedabad (2026)
In January 2026, GHB invited proposals to redevelop several old colonies in Ahmedabad under a public-private partnership (PPP) model, as reported by DeshGujarat. A private developer rebuilds the existing homes free of cost for eligible allottees and recovers its cost by building extra units for open sale on surplus land and FSI.
| Project | Area | Reported scope | Reported timeline |
|---|---|---|---|
| Gota Integrated Housing Redevelopment | Gota (Mahatma Gandhi Colony and Slum Clearance area) | 2,004 EWS and 1,836 LIG units, 87 shops | 40 months |
| Happy Home Apartments | Naranpura (Blocks 18–36) | 114 HIG flats | 30 months |
| Nidhi Apartments | Naranpura (Blocks 32–33) | 24 HIG flats | 28 months |
| Surya Apartments | Naranpura (Block 2) | Bhoomi pujan held in January 2026 | Not reported |
Redevelopment in GHB societies needs the consent of 75% of members. Reports from 2025 show that some projects have still been held up by court cases filed by members who did not agree. If you own a flat in an old GHB colony, attend society meetings, read the development agreement carefully and get legal advice before you sign.

Each scheme has its own brochure that sets the rules. Common conditions include:
- Family income within the limit for the category (EWS, LIG, MIG or HIG). The limits are set in each brochure, so check them there.
- The applicant usually must not already own a house allotted by the board or another government housing body.
- Some units are reserved for groups such as Scheduled Castes, Scheduled Tribes, persons with disabilities, ex-servicemen and government staff, as stated in the brochure.
- Where a scheme is linked to PMAY-Urban, the PMAY income limits and the rule of no pucca house in the family’s name apply.
How to apply for a Gujarat Housing Board house
- Watch the official website gujarathousingboard.gujarat.gov.in and GHB notices in leading Gujarati newspapers for a new scheme.
- Download or collect the scheme brochure. Read the location, carpet area, price, income limit, reservation and payment plan.
- Fill the application form in the way the brochure says (online, or at the notified bank or GHB office).
- Attach identity proof, address proof, income proof, photographs and a category certificate if you claim a reservation.
- Pay the application fee and deposit shown in the brochure. Keep the receipt and application number.
- Check the list of eligible applicants and the draw date. The computerised draw is held in public, and results are published by the board.
- If selected, you receive an allotment letter. Pay the instalments by the due dates to avoid cancellation or penalty.
- After full payment, complete the ownership documents with the board and register them at the sub-registrar office.
If you are not selected, the brochure explains how and when the deposit is refunded.
Rules for GHB allottees
Under Section 56 of the GHB Act, the board can take back possession if an occupant does not pay dues for over six months, sub-lets without the board’s permission, or breaks the terms of allotment. The occupant gets a written notice and a chance to reply first. Unpaid dues can be recovered as arrears of land revenue. So:
- Do not rent out an allotted flat without written permission from GHB.
- Pay all instalments and maintenance on time and keep every receipt.
- Get written permission before structural changes or a change of use.
Buying a GHB flat on resale: what to check
Many older GHB flats are sold on resale. Before you pay any money:
- Ask for the original allotment letter, payment receipts and the board’s no-dues certificate.
- Check that ownership has been fully transferred from GHB to the seller and that the sale documents are registered.
- For any earlier transfer, ask for the board’s transfer approval or NOC from the GHB division office.
- Check whether the colony is listed for redevelopment and what the seller has signed with the society.
- Check the society share certificate and the latest property tax receipt.
- Pull the land record on AnyROR for the land, and get an encumbrance certificate.
- Compare the price with the jantri rate in Ahmedabad, since stamp duty is charged on the higher of the two.
Beware of fraud
- No one can promise you a GHB house outside the draw. Allotment is only by computerised draw.
- Pay fees only through the method stated in the official brochure. Do not pay cash to middlemen.
- Use only the government website ending in gujarat.gov.in. Treat look-alike sites and WhatsApp forms with care.
- For new private projects, check the project on Gujarat RERA before you book.
