Stamp duty and registration charges in Rajasthan (2026)

Stamp duty is set under the Rajasthan Stamp Act, 1998 and collected by the Registration and Stamps Department at sub-registrar offices. On a sale deed, the base duty is 6% for a man and 5% for a woman buying alone. When a man and a woman buy together, the men’s rate applies.

Two surcharges are then added, each worked out as a percentage of the stamp duty, not of the property value:

  • Section 3-B surcharge of 20%, used for cow conservation and relief from natural and man-made calamities.
  • Section 3-A surcharge of 13%, used for basic infrastructure and for funding municipalities and panchayati raj institutions. The Finance Department raised it from 10% by notification F.4(2)FD/Tax/2026-132 dated 11 February 2026.
Buyer Stamp duty Surcharges (20% + 13% of duty) Registration fee Total of property value
Man 6% 1.98% 1% 8.98%
Woman (sole) 5% 1.65% 1% 7.65%
Man and woman jointly 6% 1.98% 1% 8.98%

The registration fee of 1% is the same for all buyers. Lower rates are reported in some cases, for example for women from SC, ST and BPL groups and under certain government schemes. Check the current rate for your case on igrs.rajasthan.gov.in before you pay.

How the DLC rate affects stamp duty

The DLC rate is the minimum land value fixed by the District Level Committee for each area, along with set rates for the construction on it. Duty, surcharges and registration fee are charged on the deal price or the DLC value, whichever is higher. You can check DLC rates on the IGRS Rajasthan website. See our DLC rate Jaipur guide for the steps.

  • DLC rates were raised from December 2024, as reported, by up to 50% in some rural areas and 5% to 20% in urban areas. Jaipur saw rises of up to 20%.
  • In November 2025, construction rates used for valuation were reported to rise, for example from ₹1,200 to ₹1,800 per sq ft for an RCC-roof house.

Worked example

A house in Jaipur is bought for ₹50,00,000. Its DLC value is ₹45,00,000, so all charges are worked out on ₹50,00,000.

Item Man Woman (sole) Man and woman jointly
Stamp duty ₹3,00,000 (6%) ₹2,50,000 (5%) ₹3,00,000 (6%)
Surcharge, Section 3-B (20% of duty) ₹60,000 ₹50,000 ₹60,000
Surcharge, Section 3-A (13% of duty) ₹39,000 ₹32,500 ₹39,000
Registration fee (1%) ₹50,000 ₹50,000 ₹50,000
Total ₹4,49,000 ₹3,82,500 ₹4,49,000

If the deal price were ₹40,00,000, the charges would still be worked out on the DLC value of ₹45,00,000. Figures are illustrative. To work out your own figure, use the Housepartner stamp duty calculator.
