JDA Jodhpur guide 2026

The Jodhpur Development Authority (JDA Jodhpur) is the Rajasthan government body that plans and develops the Jodhpur region: it runs the Master Development Plan 2031, develops residential schemes, auctions plots, issues lease deeds (patta), decides 90-A land conversion cases and acts against illegal colonies. It works under the Jodhpur Development Authority Act, 2009. This guide covers JDA Jodhpur schemes, e-auctions, patta, online services, the master plan and the checks to make before you buy.

What does JDA Jodhpur do?

JDA Jodhpur was formed to secure the planned development of the Jodhpur region, which covers the city and the towns and villages listed in the Act. Its main jobs are:

  • Planning: the Master Development Plan and zonal plans.
  • Land and housing: residential schemes, lotteries, e-auctions and land allotment.
  • Approvals: layout plans, building permission and land use change.
  • Land records: lease deeds (patta), name transfer and 90-A conversion.
  • Enforcement: removal of encroachments and illegal colonies.

JDA Jodhpur schemes and e-auctions (2025–2026)

E-auction of plots (February–May 2026)

JDA held an online e-auction from 25 February to 7 May 2026 for about 150 residential and commercial plots and farmhouses in its existing schemes:

Area Schemes in the 2026 e-auction
Residential Ujaliya Farm, Rajiv Gandhi Nagar, Chokha Residential, Pandit Deen Dayal Upadhyaya Vihar, Arana Vihar, Jharna Vihar
Residential Mahatma Gandhi Nagar, Mandal Nath, Vigyan Nagar, Sundar Singh Bhandari Nagar, Deen Dayal Upadhyay Nagar (Basani-Tambolia)
Commercial Commercial plots in Chokha village

The schedule, reserve price and terms for each plot are posted on the JDA website. JDA holds auctions in rounds, so check for new notices.

New schemes in the 2026–27 budget

The JDA budget passed in February 2026 (₹1,789 crore, with about ₹1,522 crore for development works) plans four new schemes:

  • Sardar Patel Residential Extension Scheme, village Chokha
  • Another new residential scheme at Chokha
  • A new residential scheme at Basni Lachchha
  • Transport Nagar and Automobile Extension Scheme, Mogra Kalan, to move heavy vehicle business out of the city

As of November 2026, plot rates and application dates for these schemes had not been widely reported. Watch the JDA website for brochures.

Lok Kala Nagar Awasiya Yojana (Chokha)

In July 2026 JDA took online applications for free residential plots of up to 50 sq yards for nomadic, semi-nomadic and denotified communities, under state guidelines. Applications closed on 21 July 2026, and the lottery was proposed for 29 July 2026. Only online applications were accepted.

Patta (lease deed) and 90-A conversion

  • Patta: the lease deed JDA issues for a plot in its area. It is registered at the sub-registrar office with stamp duty, and banks ask for it before a home loan.
  • 90-A conversion: under Section 90-A of the Rajasthan Land Revenue Act, 1956, farmland must be converted to non-agricultural use before a colony or house can come up. In the JDA region, JDA handles 90-A cases.
  • Name transfer: after a sale, gift or inheritance, apply to JDA for transfer (namantaran) of the lease in your name, with the registered deed and ID proof.
  • Lease money: clear yearly lease money or urban development (UD) tax dues before any transfer.

The state also runs camps for these services. The Shahari Seva Shivir from 15 September to 15 October 2025 covered lease conversion, land use change, building approvals and UD tax deposits in all urban areas of Rajasthan.

JDA Jodhpur online services

JDA Jodhpur’s official website is joda.rajasthan.gov.in. Rajasthan’s urban services are generally applied for online with a Rajasthan SSO ID. Check the JDA website for the current list, which typically includes:

  • Scheme applications, lottery results and e-auction notices
  • Lease deed, name transfer and 90-A applications
  • Building permission and layout approval
  • Payment of JDA dues and lease money
  • Complaints through Rajasthan Sampark (181); in April 2026 officials were told to clear pending Sampark cases on time

For help, visit the JDA office at Ratanada or use the contact details on the JDA website.

Jodhpur Master Development Plan 2031

Land use in the JDA region is set by the Jodhpur Master Development Plan 2031. It marks zones for housing, commerce, industry, roads and green areas. In an April 2026 review, the divisional commissioner ordered strict action against encroachment on farmland and illegally settled colonies, and faster work on 90-A and transfer cases. Before you buy, check that the plot’s land use in the master plan allows a house.

JDA approved vs illegal colonies

A plot is safest in a JDA scheme or in a private colony with 90-A conversion and a JDA-approved layout. Such plots can get a patta, building permission and bank loans.

Colonies cut on farmland without conversion are illegal. JDA has demolished such structures before, and buyers who paid cash to sellers without papers lost both land and money. Never buy on a promise that a colony “will be regularised”.

Checks before buying property in Jodhpur

  1. Ask for the JDA patta or allotment letter, the approved layout plan and the 90-A order.
  2. Check the jamabandi on Apna Khata to see whether the land is still recorded as agricultural.
  3. Check the land use in the Master Development Plan 2031 at the JDA office.
  4. Search private projects and colonies on the Rajasthan RERA portal.
  5. Ask for proof that lease money, UD tax and JDA dues are paid, and check for loans on the property.
  6. Check the DLC rate, which sets the minimum value for stamp duty.
