What is a jamabandi in Rajasthan?
The jamabandi is the record of rights for land in a village. It lists each khata (holding) with the names of the holders, their shares, the khasra (plot) numbers, the area, the type of land and the revenue due. A new jamabandi used to be prepared every four years, called the chausala jamabandi; the online record is now kept up to date as changes are made. It works like the khatauni in Uttar Pradesh, the jamabandi in Haryana and the 7/12 in Maharashtra.
How to view the jamabandi nakal on Apna Khata
- Go to apnakhata.rajasthan.gov.in and click जमाबंदी नकल (jamabandi copy).
- Select the district and then the tehsil.
- Choose the year: the current online jamabandi or an older chausala jamabandi.
- Select the village by its first letter; each village is listed with its patwar and ILR circle.
- Choose जमाबंदी की प्रतिलिपि (jamabandi copy) or नामांतरण की प्रतिलिपि (mutation copy).
- Search for the khata, khasra or holder’s name, and select the record.
- Click आवेदन करें, enter your name, address, mobile number and purpose, and confirm with the OTP.
- The copy opens on screen. Save or print it before the session times out.
The free copy is for information. For a bank loan, sale or court case, get a digitally signed copy from an e-Mitra kiosk, a CSC or the revenue office.

Open bhunaksha.rajasthan.gov.in, select the district, tehsil and village (and the map sheet if asked), then click the plot or enter the khasra number to highlight it. You can download or print the plot map. The online map is for reference; ask the patwari for a measurement (seema gyan) to fix the boundary on the ground.
How to apply for mutation (namantaran) online
- On the Apna Khata home page, click नामांतरण के लिये आवेदन करें.
- Choose the type of mutation, such as inheritance (virasat), relinquishment (haq tyag), gift, bank loan or loan release, allotment or a court order.
- Fill in the form, select the khata and khasra, and upload the documents as one PDF.
- Confirm with the OTP and note the token number.
To check the status, click आवेदन की वर्तमान स्थिति and enter the token number. In late 2026 the portal reported that most mutations were decided within about one to two weeks. After a registered sale, the mutation is processed through the tehsil, so follow up with the patwari if the record does not change.
Apna Khata mobile app
Launched by the Revenue Department in January 2026, the Apna Khata app brings mutation applications, boundary demarcation (seema gyan), consent-based partition, certified copies, jamabandi and map information, girdawari and status tracking to your phone.
How to read a jamabandi
| Item | What to check |
|---|---|
| Khata and khasra numbers | Match the sale deed and the plot on the ground |
| Holders and shares | Match the seller, and every co-holder joins the sale |
| Area | In hectares or bigha; convert with our bigha to acre and bigha to square feet converters |
| Land type | Farm land needs conversion before a house or shop is built on it |

In Rajasthan, 1 pucca bigha is 27,225 sq ft and 1 kachha bigha is 17,424 sq ft; 1 bigha is 20 biswa. Official records use the pucca bigha, but local practice varies, so confirm which bigha the deed uses.
