The portal was upgraded as Raj RERA 2.0 in 2025. This guide explains each step, the registration rules and the 2025–2026 orders that matter to buyers.

How to search a registered project on RERA Rajasthan

  1. Open rera.rajasthan.gov.in and go to the Home Buyer section.
  2. Click Registered Projects.
  3. Select the district and tehsil, or type the project name, promoter name or RERA registration number, and search.
  4. Click View to open the project overview, quick facts, documents and any other applications (such as extension or plan revision).

A Rajasthan project number looks like RAJ/P/2025/4594: the state code, P for project, the year of registration and a serial number. Match this number with the brochure, advertisement and agreement for sale. If it is missing or opens a different project, do not pay a booking amount.

In the same Home Buyer section you can open the lists of lapsed, suspended and revoked projects. Check these lists too, because a project can drop off the active list after it was first registered.

What to check on the project page

Section What it tells you
Overview RERA number, registration date, project status and completion date
Promoter details Company or person behind the project, and the landowner where there is a joint development
Documents Title, approved layout or building plan, and approvals from JDA, the local body or the housing board
Unit details Number and type of flats or plots, with carpet area
Progress reports Quarterly and annual reports on construction and bookings
Other applications Extension of the completion date or changes to the plan

Compare the latest progress report with the site. A passed completion date with no approved extension needs closer checks. Prices under RERA are quoted on carpet area; see carpet area vs built-up area.

How to file a complaint on RERA Rajasthan

A buyer can complain for delayed possession, refund not paid, change in plans without consent, poor construction or a project sold without registration.

  1. On rera.rajasthan.gov.in, open Complaint and choose Register Complaint.
  2. Log in with your Rajasthan SSO ID or a portal username and password. Register first if you have no account.
  3. Enter the project RERA number, promoter details, your unit, payments made and the relief you want.
  4. Upload the agreement for sale, allotment letter, payment receipts and letters exchanged with the builder.
  5. Pay the prescribed fee online (reported as ₹1,000) and note the complaint number, which looks like RAJ-RERA-C-N-2025-9035.

The portal also lets you view complaints filed against a project or promoter, see hearing dates and track case status. To report a violation without a personal claim, use the Complaint Box, where you can choose whether to disclose your identity. If you disagree with an order, appeal to the Rajasthan Real Estate Appellate Tribunal within 60 days. Read our guide on how to file a RERA complaint.

Registration rules for projects and property dealers

  • A project must be registered before it is advertised, booked or sold if the land is more than 500 sq m or it has more than 8 apartments or plots.
  • 70% of buyer money must be kept in a separate account and used only for land and construction of that project.
  • The promoter cannot take more than 10% of the cost as advance before a registered agreement for sale.
  • Progress reports must be filed every quarter, with an annual report.
  • Property dealers who sell in registered projects must register. Reported fees are ₹10,000 for an individual and ₹50,000 for others; renewal is ₹5,000 and ₹10,000.

Reported project registration fees, charged per square metre of land, are:

Project type Up to 1,000 sq m Above 1,000 sq m
Group housing ₹5 ₹10
Mixed development ₹10 ₹15
Commercial ₹20 ₹25
Plotted development ₹5

Since 1 August 2023, plotted projects also pay a standard fee of ₹5 per sq m for residential plots and ₹10 per sq m for commercial, industrial and mixed-use plots. Check the current schedule on the portal before applying.

RERA Rajasthan updates in 2025–2026

  • Raj RERA 2.0 (May 2025): the upgraded portal lets buyers check registered, lapsed, suspended and revoked projects, follow complaints and hearings, and check dealer registration. Promoters file documents, extensions and reports through a dashboard.
  • Unregistered projects (May 2025): in the Das Residency case, the Authority held it can act on an ongoing project even if it was never registered, and ordered a refund of ₹17.99 lakh with 11.10% yearly interest.
  • Progress report deadline (October 2025): because of technical issues on the new portal, the July–September 2025 quarterly report deadline was extended to 30 November without late charges.
  • Bank charge on sold flats (2026): in the Avalon Royal Park, Bhiwadi case, the Authority held that a lender’s mortgage cannot be enforced on flats already sold to buyers, and that insolvency does not stop action against former directors or the landowner.
  • Project deadline extensions (August 2026): after a Central advisory on the West Asia situation, several state RERAs gave eligible projects four extra months. Check the notices on rera.rajasthan.gov.in for Rajasthan’s order and whether your project is covered.
