How Chennai property tax is calculated
Chennai property tax is based on the annual value of the building. It depends on the basic street rate of the road, the plinth area, the use (residential or commercial), the type of building and its age. An age rebate reduces the value for older buildings. The half-yearly tax is a set percentage of the annual value.
The big change came in 2022, when Tamil Nadu revised property tax for the first time in many years. Increases depended on size and area:
| Residential plinth area | Old city | Added areas |
|---|---|---|
| Up to 600 sq ft | 50% | 25% |
| 601–1,200 sq ft | 75% | 50% |
| 1,201–1,800 sq ft | 100% | 75% |
| Above 1,800 sq ft | 150% | 100% |
The street rate is linked to how commercial a road is. To check land values in your area, see our guide on guideline value in Chennai.
Revisions in 2025–2026
- 6% yearly increase: on 27 September 2024, the GCC council approved a 6% increase under the Tamil Nadu urban local body rules, which require values to rise each year by 6% or the average state GDP growth, whichever is higher.
- GIS reassessment: GCC used self-declarations and a drone-based GIS survey to find under-assessed buildings. Revised demands apply from the second half of 2025–26. In August 2026 GCC said this was a correction for wrongly assessed properties, not a general hike, but some owners saw bills rise several times.
- Record collection: GCC collected ₹1,124.69 crore in property tax in the first half of 2026–27, up 12.95% on the year before.
If your bill jumped, compare the plinth area and use on the bill with your approved plan. If they are wrong, raise it with your zonal office with the plan and sale deed.
Download receipt and change the owner name
- Receipt: save the receipt shown after paying. For old payments, check the citizen portal on erp.chennaicorporation.gov.in or ask your zonal office.
- Name transfer: after a sale, gift or inheritance, apply through the Mutation Fee (Name Transfer) service on the GCC ERP portal, or at your zonal office.
- Documents: registered deed, latest tax receipt, ID proof and, for inheritance, succession papers as asked by GCC.
Revenue land records are separate from tax records; see Patta Chitta and TNREGINET.
Before you buy in Chennai

- Match the owner name, plinth area and use on the bill with the sale deed and plan.
- Check if the property was hit by the GIS reassessment, as the future tax may be higher.
- For new projects, check registration on TNRERA.
