YEIDA Plot Scheme 2026: RPS10 Draw, Rates, Eligibility, How to Apply, Jewar Airport Area, Online Services, Master Plan 2041 and Buyer Checks

A YEIDA plot scheme is a residential plot lottery run by the Yamuna Expressway Industrial Development Authority (YEIDA), the Uttar Pradesh body that develops the area along the Yamuna Expressway, including the Noida International Airport at Jewar. Plots are given on a 90-year lease through a draw of lots. The latest, RPS10/2026, offered 973 plots in Sectors 15C, 18 and 24 at ₹36,260 per sq m, and its draw was held on 18 June 2026. This guide covers recent schemes, how to apply, online services, the master plan and buyer checks.

What does YEIDA do?

YEIDA was set up under the UP Industrial Area Development Act, 1976. It plans and develops land from Greater Noida to Agra along the Yamuna Expressway. Its main jobs are:

• Plot schemes: residential, group housing, commercial, industrial, institutional and hotel plots.
• Industrial parks: including the Medical Device Park (Sector 28), Toy Park (Sector 33) and apparel and MSME parks (Sector 29).
• Property services: lease deed, transfer, mutation, mortgage and no-dues.
• Approvals: building plans and completion certificates.

YEIDA residential plot schemes and draws (2024–2026)

Demand is very high: in RPS10/2026 there were more than 100 applicants for each plot, and the 200 sq m category alone drew about 57,600 applications for 481 plots. Treat any offer of a “confirmed” YEIDA plot before a draw as a red flag.

RPS10/2026 scheme details

• Plot sizes: 476 plots of 162 sq m, 481 of 200 sq m, and a few of 183, 184, 223 and 290 sq m.
• Price: ₹36,260 per sq m, so a 162 sq m plot costs about ₹58.7 lakh and a 200 sq m plot about ₹72.5 lakh, before extra charges.
• Preferential plots: park-facing, green belt, corner or 18 m+ road-facing plots carry 5% extra.
• Registration money: 10% of the plot premium (for example ₹5.87 lakh for 162 sq m), plus a ₹600 application fee.
• Payment: balance within 60 days of allotment, extendable by 30 days.
• Reservation: 17.5% of plots for farmers whose land was acquired for the area and the airport.
• Eligibility: 18 years or older, one application per person, no earlier YEIDA residential plot; joint applications only with immediate family; HUFs not allowed.
• Dates: applications 6 April to 6 May 2026; the scheme had UP RERA registration.

Surrender after allotment costs money: 10% of the registration amount if you surrender before the payment date, and 30% of the plot premium after the lease deed. Read the brochure before you apply.

How to apply for a YEIDA plot scheme

1. Download the brochure from yamunaexpresswayauthority.com and check plot sizes, price, eligibility and refund rules.
2. Register online with your mobile number and email; offline forms are not accepted.
3. Fill in the form, upload Aadhaar, PAN, photo and bank details, and choose one plot category.
4. Pay the application fee and registration money online and save the receipt.
5. Check the eligible applicant list, then watch the draw (it is streamed live) and download the result.
6. If selected, pay as per the allotment letter, sign the lease deed and take possession.

As of November 2026, YEIDA has said another residential plot scheme is planned, but dates and sectors were not confirmed. Its live schemes in autumn 2026 were for hotel, group housing, school and corporate office plots.

Jewar airport and the YEIDA area

Noida International Airport was inaugurated on 28 March 2026. Commercial flights started on 15 June 2026, with IndiGo first, followed by Akasa Air and Air India Express; cargo began on 17 June. Most YEIDA residential sectors (such as 15C, 18, 24 and 24A) lie between the expressway and the airport. Airport-led demand has raised YEIDA’s plot rates, but the area is still being built, so plan for time before roads, water and markets fill in.

YEIDA online services

From the YEIDA website you can use:

• Allottee Online Services (citizen portal) for lease deed, extension of time for lease deed, transfer of plot or flat, transfer in blood relation, mutation after death, no dues, mortgage, co-allotteeship and name correction.
• Online Allottee Payment System to see and pay dues.
• Building Plan Map Approval System (BPMS) for building plan sanction and completion.
• Nivesh Mitra, the UP single window, for industrial approvals.

YEIDA’s One Time Settlement (OTS) Policy 2025 for residential, industrial, commercial and institutional allottees with old dues ran until 28 February 2026; it did not cover group housing.

YEIDA Master Plan 2041

The Uttar Pradesh government approved YEIDA’s Master Plan 2041 in October 2024. It covers about 769 sq km (up from 583 sq km) across 131 villages in Gautam Buddh Nagar and 55 in Bulandshahr, and enlarges the airport area to about 6,287 hectares. Check the land use of any plot in the master plan before you buy.

Checks before buying a YEIDA plot

• Buy only from a YEIDA allottee with an allotment letter, or after the lease deed, and check the plot number on the YEIDA records.
• Avoid farmland plots near Jewar sold as “YEIDA area” without Authority allotment; these are not YEIDA plots.
• For a resale, the transfer must be approved by YEIDA; ask for a no-dues certificate.
• For builder projects, search the project on UP RERA and check the builder’s dues to YEIDA.
• Check the land record on UP Bhulekh and the stamp duty on stamp duty in UP.
