What does the Greater Noida Authority do?
- Planning: master plan, sector layouts and land use.
- Land allotment: e-auctions and schemes for homes, builders, shops, offices, industries, schools and hospitals.
- Property services: lease deed, transfer, mutation, mortgage permission and no-dues certificates.
- Approvals: building plans and completion (occupancy) certificates.
- Civic work: roads, water, sewer, parks and action against illegal construction.
Note that land in many villages around Greater Noida is notified to the Authority. A plot sold on such land by a private colonizer without Authority allotment is not legal, whatever the seller promises.
GNIDA schemes and e-auctions (2025–2026)
In recent years GNIDA has sold most plots and ready flats through online e-auction, with scheme codes such as LOP (residential plots), BRS (builder plots), CPS (commercial) and InS (institutional).
| Scheme | What was offered | When |
|---|---|---|
| Residential plot e-auction | 10 plots of 51–500 sq m in Sector 2, Sigma 2, Beta 2 and Delta 2; reserve prices about ₹26.75 lakh to over ₹2 crore | January 2025 |
| Group housing plots near the airport | 3 plots in Mu, Sigma III and Alpha II; reserve prices ₹25 crore to ₹152 crore | June–July 2025 |
| Ready flats, Omicron-1A | 90 two-bedroom flats (about 83 sq m carpet area); reserve prices about ₹73.2–₹74.35 lakh | January–February 2026 |
- Registration money: in the January 2025 plot auction it was 10% of the plot premium.
- Payment: 25% within 15 days of the allotment letter; the balance in 60 days (with a 2% discount) or in quarterly instalments with interest.
- Possession: within about 30 days after formalities.
- As is, where is: plots are sold in their present condition, so visit the site before bidding.
No new GNIDA residential plot scheme had been reported for 2026 as of November. Watch the Schemes section of the website for brochures and closing dates.

- Check your name in the eligible applicant list published by the Authority.
- Bid online on the auction date. The highest bid above the reserve price wins.

Lease deed, transfer and mutation
- Lease deed: GNIDA land is given on a 90-year lease. The lease deed is the first document in your chain of title and is registered at the sub-registrar office with stamp duty.
- Transfer memorandum (TM): for a resale, GNIDA issues a TM approving the transfer of lease rights from seller to buyer. Apply with the allotment and possession letters, latest no-dues certificate, Aadhaar and PAN of both parties, and the registered sale (transfer) deed, then pay the transfer charges.
- Mutation: on death of an allottee, or within the family, the Authority records the new owner on application.
- Lease rent: a yearly charge for land use, separate from the plot price. Check that no lease rent or water dues are pending before you buy.

Board decisions and relief in 2025–2026
- March 2025 (138th board): ₹5,600 crore budget for 2025–26, Authority land rates raised by about 5% on average, and the ₹100-a-day penalty for late flat registration paused for three months.
- May 2026 (143rd board): ₹6,048 crore budget for 2026–27, Authority rates raised by 3.58% (the first revision in about nine years), approval for a 37 km road towards the Hapur bypass and Ganga Expressway, and a one-time settlement scheme giving penalty relief to some flat allottees.
- Stalled projects: under the state policy for legacy stalled housing projects, GNIDA has pushed builders to clear dues so buyers can get their flats registered.
Greater Noida Master Plan 2041
Phase 1 of Greater Noida covers about 31,733 hectares. The GNIDA board approved Master Plan 2041 in August 2023 for Phase 2, adding about 40,000 hectares with more land for industry along with housing, mixed use, institutions, green areas and transport hubs. Land in Phase 2 has to be acquired from farmers first, so check the actual status of any village before you trust a “Phase 2” sales pitch.
Checks before buying property in Greater Noida
- Ask for the allotment letter, lease deed, possession letter and any earlier transfer memorandums.
- Get a recent no-dues certificate from GNIDA for premium, lease rent and water charges.
- For a builder flat, search the project on UP RERA and ask about the occupancy certificate and the builder’s dues to the Authority.
- Check that the land is Authority-allotted, not unauthorised colony land.
- Check the stamp duty value against the Noida and Greater Noida circle rate.
