How AMC calculates property tax

AMC first works out the general tax:

General tax = Carpet area (sq m) × Rate × F1 × F2 × F3 × F4

AMC’s published table for 2025–26 sets the rate at ₹20.80 per sq m for residential and ₹35.36 per sq m for non-residential property. The four factors are:

Factor Values in AMC’s table
F1 Location (based on land jantri rate) Posh 1.60; good 1.10; medium 0.90; poor 0.60
F2 Age of building Under 10 years 1.00; 10–20 years 0.85; 20–30 years 0.70; 30–40 years 0.60; over 40 years 0.50
F3 Use (residential) Bungalow 1.50; tenement or row house 1.00; flat, gamtal or pole 0.70; chawl over 25 sq m 0.50
F3 Use (non-residential) Banks, hospitals, offices 7.0; shops, hotels, restaurants 6.0; factories and schools 2.0
F4 Occupancy Residential owner or tenant 1.00; non-residential owner 1.00, tenant 2.00

The location factor links to the jantri rate in Ahmedabad. To the general tax, AMC adds:

  • Water tax and conservancy tax: each 30% of general tax for homes; 30%–40% for non-residential, by use.
  • Garbage collection user charge: ₹1 a day for most homes, lower for affordable housing.
  • Environment improvement charge: a flat yearly amount by area, from ₹5 to ₹1,000 for homes.
  • Education cess: 5%–15% of general tax for homes; none if general tax is up to ₹200.

Non-residential property above the ground floor gets a 20% rebate on general tax. AMC’s commissioner said in early 2026 that a 2% yearly increase built into an earlier budget will continue, so check the current rate on your bill.

AMC rebate schemes in 2026

AMC announces an advance tax rebate scheme each April. For 2026–27:

  • Window: 9 April to 31 May 2026, online or offline.
  • Base rebate: 12% on advance payment of the year’s tax.
  • Online payment: an extra 1%, for 13%.
  • Regular payers: up to 15% for owners who have paid in advance (online) for the past three years.
  • Response: by mid-May 2026, over 5.29 lakh taxpayers had paid about ₹527.75 crore, with rebates of about ₹55.95 crore.

The 2026–27 budget also gave trust-run hospitals and physiotherapy centres a 70% property tax rebate. Other incentive schemes are announced by the Standing Committee from time to time in newspapers, so watch for the next one before paying arrears.

Download the AMC property tax receipt

  • A receipt is generated after every online payment. Save the PDF right away.
  • For past payments, open the property tax section with your tenement number and check the payment details.
  • If you paid at a civic centre, keep the printed receipt. Ask your zonal office for a copy if it is lost.

Name transfer in AMC tax records

After buying a property, apply to transfer the tax account to your name at your zonal tax office or civic centre. AMC’s FAQ lists these documents:

  • Registered sale deed or copy of the index (city survey copy for pole or gamtal property)
  • For a society property, a resolution signed by the chairman or secretary
  • Proof of residence such as voter ID or electricity bill
  • Latest tax paid receipt
  • For shops and offices, a Shops and Establishment certificate or similar

Clear all dues first and keep the application acknowledgement. Land records are separate; see AnyRoR Gujarat 7/12 and our guide to property mutation.

Before you buy in Ahmedabad

  • Ask for the latest paid AMC bill and check the dues online with the tenement number.
  • Match the owner name, address and carpet area on the bill with the sale deed.
  • For a new project, check its registration on Gujarat RERA.
  • Apply for name transfer soon after registration.
