What is the collector rate?

The collector rate is the government’s minimum value for property in a location. Faridabad publishes separate lists for each tehsil and sub-tehsil: Faridabad, Ballabgarh and Badkhal tehsils and the Tigaon, Dayalpur, Gaunchi, Dhauj and Mohna sub-tehsils. Each list gives rates for:

  • Residential plots (per square yard)
  • Flats in group housing and cooperative societies (per square foot)
  • Commercial plots, shops and SCOs
  • Industrial and institutional land
  • Agricultural land (per acre)

Since 2025, the state says collector rates are reviewed every year using the sale values recorded in registered deeds, so that they track market prices.

How to check the collector rate in Faridabad

  1. Open the Faridabad district website, faridabad.nic.in.
  2. Go to Documents and choose the Collector Rate category.
  3. Open the latest list for your tehsil or sub-tehsil (Faridabad, Ballabgarh, Badkhal, Tigaon, Dayalpur, Gaunchi, Dhauj or Mohna).
  4. Find your sector, colony or village, and the rate for your property type and plot size.
  5. If the latest year’s list is not yet uploaded, confirm the rate at the tehsil or sub-registrar office.

How to calculate stamp duty in Faridabad

Value for stamp duty = collector rate × area, or the deal price, whichever is higher.

Illustration only: a 200 sq yd residential plot in an urban sector with an assumed collector rate of ₹50,000 per sq yd, and a deal price of ₹95 lakh:

Item Amount
Collector rate value (200 × ₹50,000) ₹1,00,00,000
Value used (higher figure) ₹1,00,00,000
Stamp duty, man (7%) ₹7,00,000
Stamp duty, woman (5%) ₹5,00,000
Stamp duty, joint (6%) ₹6,00,000
Registration fee (top slab) ₹50,000

The rate in this example is assumed. Use the notified rate for your sector.

Stamp duty and registration charges in Haryana

Buyer Urban areas Rural areas
Man 7% 5%
Woman 5% 3%
Joint (man and woman) 6% 4%

The registration fee is charged in slabs, rising to a maximum of ₹50,000 for property worth ₹90 lakh or more. Since August 2025, stamp duty has been waived on residential plots of up to 50 sq yd in urban areas and 100 sq yd in rural areas under PMAY and the state’s Mukhyamantri housing schemes.

Haryana moved to paperless deed registration in late 2025; Faridabad joined in the October 2025 phase. You fill in the deed, upload documents, pay fees and book a slot on eregistration.revenueharyana.gov.in, then make one visit for biometrics. Stamp duty is paid online, through the state’s e-GRAS system.

What if the deal price is below the collector rate?

  • Stamp duty: it is charged on the collector rate value, not the lower price.
  • Under-valuation: if a deed is undervalued, the Collector can work out the market value and recover deficit duty under the Indian Stamp Act and Haryana’s 1978 under-valuation rules.
  • Income tax: if the deal price is more than 10% below the stamp duty value, the tax department can use the stamp duty value for both seller and buyer.
  • Home loan: banks use their own valuation, which may differ from both figures.
