How to search a registered project on Karnataka RERA
- Open rera.karnataka.gov.in.
- Go to the project search (registered projects / project status) section.
- Search by project name, promoter name, district or RERA registration number.
- Click the project in the results to see its registration details, documents and completion date.
A Karnataka project number starts with PRM/KA/RERA/, followed by codes for the office and area, the letters PR for project and a date and serial number. Match this number with the brochure, the advertisement and your agreement for sale. Since April 2018, only a permanent (approved) number is valid for marketing; a provisional number cannot be used to sell. If the number is missing or opens a different project, do not pay a booking amount.
What to check on the project page
| Section | What it tells you |
|---|---|
| Registration details | RERA number, date of registration and the completion date declared by the promoter |
| Promoter details | Company or person behind the project, and the landowner in a joint development |
| Approvals | Title documents, sanctioned building plan or layout plan, and commencement certificate |
| Unit details | Number and type of units with the carpet area of each |
| Quarterly progress reports | Construction stage and bookings, updated each quarter |
| Annual audit (Form 7) | Chartered accountant’s report on use of buyer money |
| Extension or orders | Any extension of the completion date and orders against the project |
Compare the latest progress report with the actual site. A missed report, or a passed completion date with no extension, needs closer checks. RERA prices are quoted on carpet area; read carpet area vs built-up area before comparing offers.

- On rera.karnataka.gov.in, open the complaint registration option and create an account with your mobile number and email.
- Log in and choose to file a complaint. The complaint to the Authority is in Form N.
- Enter the project’s RERA number, your unit, the payments made and the relief you want (refund, interest for delay, possession or directions to the builder).
- Upload the agreement for sale, allotment letter, payment receipts and letters exchanged with the builder.
- Pay the fee of ₹1,000 online and save the complaint number to track hearings and case status.
A claim for compensation is heard by the Adjudicating Officer. Orders and case status appear on the portal. If you disagree with an order, you can appeal to the Karnataka Real Estate Appellate Tribunal within 60 days. If a builder does not pay, K-RERA issues a recovery warrant, which the Deputy Commissioner of the district enforces. See our step-by-step guide on how to file a RERA complaint.
Registration rules for projects and property dealers
- A project must be registered before it is advertised, booked or sold if the land is more than 500 sq m or it has more than 8 apartments or plots.
- 70% of the money collected from buyers must be kept in a separate bank account and used only for land and construction of that project.
- The promoter cannot take more than 10% of the cost as advance before a registered agreement for sale.
- Accounts must be audited every year by a chartered accountant and uploaded as Form 7.
- Property dealers who sell in registered projects must register too. Reported fees are ₹25,000 for an individual and ₹2,00,000 for a firm or company.
Project fees are charged per square metre of land. Reported rates are:

|---|---|---|
| Group housing | ₹5 per sq m | ₹10 per sq m |
| Mixed development | ₹10 per sq m | ₹15 per sq m |
| Commercial | ₹20 per sq m | ₹25 per sq m |
Check the fee calculator on the portal before applying, as caps and rules can change.
Karnataka RERA updates in 2025–2026
- BDA treated as a promoter (2025): K-RERA held that the Bengaluru Development Authority is a promoter when it develops and allots plots, and directed it to register the Nadaprabhu Kempegowda Layout.
- Annual audit drive (September 2025): promoters were told to upload Form 7 and audited accounts for 2024–25. A January 2026 circular set penalties of ₹20,000 to ₹1,00,000 per year of default based on project cost, with recovery from 1 April 2026.
- Late progress reports (January 2026): a penalty of ₹25,000 per quarter for missed quarterly reports in 2025–26, after a one-time window to file by 20 February 2026.
- Khata transfer (December 2025): in a complaint about the Aquatownn project, K-RERA ordered the developer to help transfer the khata to buyers within 30 days, holding that title paperwork after sale is part of the promoter’s duty.
- Four-month extension (August 2026): following a Central advisory on the West Asia situation, K-RERA extended the registration and completion dates by four months for projects whose completion date falls on or after 28 February 2026. No application or fee is needed; projects registered on or after 1 August 2026 are not covered.
