PMRDA Lottery guide 2026

The PMRDA lottery is the computerised draw the Pune Metropolitan Region Development Authority holds to allot its own affordable flats, built under the Pradhan Mantri Awas Yojana (PMAY) at Sector (Peth) 12 and Sectors 30–32. PMRDA runs these draws itself on housing.pmrda.gov.in; they are not MHADA lotteries. The latest draw was held on 8 April 2026 for 1,029 flats. Separately, the MHADA Pune Board runs bigger lotteries that include flats in the PMRDA region. This guide explains both, who can apply and how to avoid fake sites.

PMRDA lottery or MHADA lottery?

Both happen in the Pune region, so they are easy to confuse.

Point PMRDA lottery MHADA Pune Board lottery
Who runs it PMRDA MHADA’s Pune Housing and Area Development Board
Flats PMRDA’s own PMAY projects at Sector 12 and Sectors 30–32 20% inclusive housing and 15% social housing flats in private projects, plus MHADA’s own schemes
Area PMRDA housing sectors Pune, Pimpri-Chinchwad, the PMRDA region, and Solapur, Kolhapur and Sangli

If a flat is in the PMRDA area but offered under the 20% scheme, you apply through MHADA, not PMRDA. Read our MHADA lottery guide for that process.

PMRDA housing schemes and past draws

PMRDA’s lottery flats sit in two housing sectors. According to the lottery record on pmrda.gov.in:

Who can apply?

The exact rules are printed in each PMRDA advertisement, so read it before you pay. In general:

  • The flats are for EWS and LIG households under PMAY. Under PMAY-Urban, EWS means annual household income up to ₹3 lakh and LIG means ₹3–6 lakh; confirm the limit printed for your scheme.
  • Seats are split by category: General, SC and Navbauddha, ST, VJ, NT and persons with disability.
  • PMAY flats are usually meant for families who do not already own a pucca house; check the condition in the advertisement.
  • One application per family. In 2025 PMRDA said many applicants dropped out because of duplicate family applications or applying under MHADA at the same time.

For MHADA Pune lotteries, the 2026 limits were up to ₹6 lakh for EWS and up to ₹9 lakh for LIG, counting husband and wife together.

Documents usually needed

  • Aadhaar and PAN of the applicant (and spouse)
  • Income certificate from the tehsildar or income tax return for the period stated
  • Caste or category certificate, if applying in a reserved category
  • Disability certificate, if applicable
  • Bank details or a cancelled cheque for the deposit refund
  • Any affidavit or self-declaration the advertisement asks for

How to apply on housing.pmrda.gov.in

  2. Go to housing.pmrda.gov.in and register with your mobile number.
  3. Fill in personal, income and category details.
  4. Upload the documents.
  5. Choose the scheme and pay the application fee and the earnest money deposit online, or by RTGS/NEFT where allowed. In the October 2024 round the deposit was ₹5,000 for EWS and ₹10,000 for LIG, with a ₹708 application fee.
  6. Check the draft list of accepted applications and file any objection by the date given.
  7. Watch the draw or check the winner and waiting lists on the PMRDA website.

After you win

  • Accept or surrender the flat online within the window; a missed deadline can cancel the allotment.
  • Pay 25% of the price within 45 days of accepting. PMRDA gives a home loan NOC after you pay 10%.
  • Pay the balance within the time given, about 60 days in the 2026 round.
  • Check the allotment letter, flat number and occupancy papers before final payment.

Beware of fake sites and touts

  • Apply only on housing.pmrda.gov.in (PMRDA) or housing.mhada.gov.in (MHADA).
  • No one can promise you a flat. Winners are picked by a computerised draw.
  • Never pay anyone outside the official portal or the bank channel named in the advertisement.
  • Check result lists only on the official PMRDA or MHADA websites.
