CIDCO Lottery guide 2026

The CIDCO lottery is the computerised draw through which the City and Industrial Development Corporation of Maharashtra (CIDCO) allots its own affordable flats in Navi Mumbai. Applications are made online on cidcohomes.com under the “My Preferred CIDCO Home” scheme, where you pick the flats you want and pay a booking amount to enter the draw. This guide covers the 2025–2026 draws, the High Court case, eligibility, fees, prices and how to apply.

CIDCO lottery at a glance

  • Run by: CIDCO, the planning body for Navi Mumbai
  • Portal: cidcohomes.com (login at booking.cidcohomes.com)
  • Categories: EWS (family income up to ₹6 lakh a year) and LIG
  • Registration fee: ₹200 plus GST, not refundable
  • Booking amount: ₹75,000 (EWS), ₹1,50,000 (LIG 1 BHK), ₹2,00,000 (LIG 2 BHK)

The Bombay High Court case

On 25 March 2026, the Bombay High Court stayed the allotment of nearly 25,000 CIDCO flats built under PMAY (Urban) 2.0. The court questioned why people earning more than ₹6 lakh a year could apply in the LIG category with no upper income cap. On 27 July 2026 it refused to lift the stay until it decides the case (Abheeshek Shashikant Israji v. State of Maharashtra). Because of this case, CIDCO has held only EWS draws since then. If you applied in the LIG category, watch CIDCO notices for the outcome.

How the draw and results work

The December 2025 booklet describes a computerised draw in three rounds, with up to five choices per round. Applicants are taken in random order, with applicants with disabilities first, and each gets the first available flat from their list. Anyone left out after three rounds goes to an “Allot Any” round and must consent within 15 days; otherwise the booking amount is refunded in full. The booklet uses an “unallocated list” rather than a waiting list.

Winners lists are posted on cidcohomes.com, and CIDCO sends updates by SMS and on its app. Winners then pay the confirmation amount and follow the allotment letter.

Before you apply

  • Check your income and house-ownership status against the category rules.
  • Keep the booking amount ready in your own bank account; refunds go back to it.
  • Read the booklet for possession dates. CIDCO lists them subject to the occupancy certificate.
  • Check the project’s MahaRERA registration and plan for stamp duty and home loan costs.
  • Call CIDCO customer care (+91 8062368000 or +91 9930870000) for doubts.
