How to search a registered project on TG RERA
- Open rera.telangana.gov.in.
- Click the Search Registered Projects link (also shown as Project Progress under the citizen section).
- Search by project name, promoter name or RERA number.
- Open the project to see its registration certificate, approvals and documents.
Telangana project numbers start with the letter P followed by digits, in the style P02400005068. Match the number on the brochure, advertisement and agreement with the one on the portal. If a seller cannot give a number, or the number opens a different project, do not pay any booking amount.
What to check on the project page
| Section | What it tells you |
|---|---|
| Registration certificate | RERA number, validity and the completion date the promoter declared |
| Promoter details | Company or person behind the project and past projects |
| Approvals | Layout or building permission from HMDA, DTCP, GHMC or the local body |
| Land documents | Title and ownership papers for the project land |
| Quarterly progress reports | Construction stage, bookings and money received |
| Orders | Complaints, suo motu cases and penalties against the promoter |
Promoters must file quarterly reports within 15 days of the end of each quarter (by 15 January, 15 April, 15 July and 15 October). TG RERA issued fresh instructions on these reports in March 2025. A project with missing reports, or a passed completion date and no extension, needs closer checks. Also open Orders by TGRERA and the suo motu orders to see if the builder has been penalised.

A buyer can complain about late possession, changes to the plan without consent, poor construction, refund not paid or sale without registration.
- Choose the form. Form M is a complaint to the Authority under Section 31 for any breach of the Act or rules (for example refund or completion orders). Form N goes to the Adjudicating Officer for interest and compensation under Sections 12, 14, 18 and 19.
- Collect the allotment letter, agreement for sale, payment receipts with bank statements, the promised possession date and letters exchanged with the builder.
- Write a short statement of facts and list the relief you want.
- Pay the fee of ₹1,000 online (or by demand draft) and note the transaction number on the form.
- File through Services → Register Complaint on the portal. Keep the complaint number to follow the cause list and hearings.
The Authority sends notice to the builder, hears both sides and passes an order. Orders are posted on the portal. Against any order you can appeal to the Real Estate Appellate Tribunal within 60 days. For a step-by-step view that applies across states, read how to file a RERA complaint.
Registration rules for builders in Telangana
- A project on more than 500 sq m of land, or with more than 8 apartments or plots, must be registered before it is advertised, marketed or sold.
- Pre-launch sales (taking money before approvals and RERA registration) break the law. TG RERA treats them as a serious violation.
- 70% of the money collected from buyers must go into a separate project account and be used only for land and construction of that project.
- The builder cannot take more than 10% of the cost as advance before a registered agreement for sale.
- Quarterly progress reports and an annual audit report (Form 7) must be filed on time.
- Property dealers who sell units must also register with TG RERA and quote their number.
Registration fees are charged per square metre of land and depend on the project type. Check the current fee table on the portal before applying.
Key TG RERA orders in 2025–2026
- March 2026: TG RERA declared Bharati Builders a defaulting promoter for its pre-launch scheme at Bharati Lake View Apartments, Kompally, with penalties of about ₹4.74 crore. Buyers are to be refunded with interest within 60 days.
- July 2025: two builders of Suvarna Sampada-2 were fined about ₹5.97 lakh for submitting false information and told to finish the layout and hand over possession within 60 days.
- 2026 enforcement: several Hyderabad builders were fined for selling without registration, including Edifice Projects (₹15.29 lakh) and Aura Velimala (₹14.9 lakh). Bhuvan Teza Infra was fined, told to refund buyers with interest and listed as a defaulter.
- Buyer refunds: refund orders commonly carry interest; in one 2026 case the rate was 11% a year.
The lesson from these orders is simple: never book in a project that is not yet on the portal, however attractive the “early bird” price.
