Eligibility and documents
- You must be at least 18 years old and hold a Maharashtra domicile certificate with a MahaOnline barcode.
- You, your spouse and minor children should not own a home in the area covered by the scheme (check the booklet for the exact rule).
- Family income must fall within the group limit for the financial year named in the booklet.
Keep these ready: Aadhaar with a linked mobile number, PAN, email ID, domicile certificate, income tax return acknowledgement or a tahsildar income certificate, the spouse’s Aadhaar, PAN and income proof if married, and caste or special-category certificates if you apply under a reserved quota.
How to register and apply on housing.mhada.gov.in
- Open housing.mhada.gov.in and register with your mobile number, Aadhaar and PAN.
- Fill in your personal, income and bank details and upload the documents. MHADA checks documents before the draw, so only eligible applicants enter the lottery.
- Choose the board’s lottery, then select your income group and the scheme codes you want.
- Pay the ₹590 application fee and the earnest money deposit (EMD) online or by RTGS/NEFT before the deadline.
- Download the acknowledgement and note your application number.
- Check the draft list of eligible applicants and raise any objection within the window, then check the final list before the draw.
Deposit and refund
The EMD depends on the income group and the board. Recent Mumbai lotteries have asked for about ₹25,000 for EWS rising to about ₹1,50,000 for HIG, but always check the amount in the booklet. Unsuccessful applicants get the EMD back in the bank account given in the form, usually within about 7–10 working days of the draw. The application fee and GST are not refunded. Winners who surrender a flat may lose part of the deposit under the scheme rules.
How to check the MHADA lottery result
- Watch the draw live on MHADA’s official YouTube channel or Facebook page.
- After the draw, open housing.mhada.gov.in and go to the results section.
- Select the board and lottery, then download the winners and waiting list for your scheme code, or search by application number.
- Winners also get an SMS on the registered mobile number.
After allotment: what to check
- Download the provisional offer letter from your MHADA account and note every payment deadline. Missing one can cancel the allotment.
- Keep your original documents ready for the final check at the MHADA office.
- Arrange your home loan early. Lenders usually ask for the MHADA offer letter with the loan application.
- For under-construction flats, ask for the expected possession date and check the project’s RERA registration where it applies.
- Budget for stamp duty and registration on the agreement. See our stamp duty guide and the Mumbai and Pune ready reckoner rates.
- Read the lock-in and resale rules in your allotment terms. MHADA flats generally cannot be sold or transferred during the lock-in period.
- At possession, check the flat, the society formation and the maintenance charges.
