The ready reckoner rate in Pune is the minimum value per square metre that the Maharashtra government fixes for land and buildings in each area of the city. Stamp duty and registration fee are charged on the ready reckoner value or the agreed price, whichever is higher. For 2026-27, Maharashtra kept ready reckoner rates unchanged, so the rates that came into force on 1 April 2025 still apply. In that revision, rates rose by about 4.16% in Pune city and about 6.69% in Pimpri-Chinchwad. This guide explains what the ready reckoner rate is, how to check it for your area on the IGR Maharashtra website, how to calculate property value and stamp duty from it, and what to keep in mind when buying in Pune.

What is the ready reckoner rate?

The ready reckoner rate is the government’s minimum value for property in a given zone. It is published every year (usually from 1 April) in the Annual Statement of Rates. Each village or area is divided into zones and sub-zones, and each has separate rates for:

  • Open land
  • Residential (flats and houses)
  • Office
  • Shops
  • Industrial

Rates are given per square metre. Property cannot be registered for stamp duty purposes below this value. Other states call it the circle rate (Uttar Pradesh, Delhi, Haryana) or guidance value (Karnataka, Tamil Nadu).

Ready reckoner rate Pune 2026-27: what changed

Year Change in Pune city Change in Pimpri-Chinchwad
2025-26 (from 1 April 2025) About 4.16% increase About 6.69% increase
2026-27 (from 1 April 2026) No change No change

Because rates were not revised for 2026-27, stamp duty on the same property is the same as last year, unless the agreed price is above the ready reckoner value.

How to check the ready reckoner rate in Pune online

  1. Go to igrmaharashtra.gov.in, the website of the Department of Registration and Stamps.
  2. Open the eASR / Annual Statement of Rates (ready reckoner) section.
  3. Select the year (the current rates are the 2025-26 rates, continued for 2026-27).
  4. Select the district (Pune), then the taluka and the village or area. For Pune city areas, choose the municipal corporation area (PMC or PCMC).
  5. Find your zone or sub-zone, using the survey or CTS number and the zone description.
  6. Note the rate for your property type (residential, office, shop, open land) per square metre.

Zone boundaries matter more than the area name. Two buildings in the same locality can fall in different zones, so match the survey or CTS number on your documents.

How to calculate property value and stamp duty in Pune

Basic formula: ready reckoner value = ready reckoner rate (per sq m) × area of the property (sq m). The rules allow adjustments, for example for the floor, lift, age of the building and type of construction, so the final value on the IGR calculation can differ slightly.

Illustration only: a 1,000 sq ft flat (about 92.9 sq m of built-up area) in a zone with an assumed residential rate of ₹80,000 per sq m:

  • Ready reckoner value: 92.9 × ₹80,000 = about ₹74.3 lakh
  • If the agreed price is ₹70 lakh, stamp duty is charged on ₹74.3 lakh (the higher value)
  • If the agreed price is ₹85 lakh, stamp duty is charged on ₹85 lakh

The rate in this example is assumed. Use the actual rate for your zone from igrmaharashtra.gov.in.

Stamp duty and registration charges in Pune

Buyer (Pune urban areas) Stamp duty (incl. metro cess / local body levy)
Man About 7%
Woman About 6% (1% concession)
Man and woman jointly About 6.5%

Registration fee: 1% of the property value, up to a maximum of ₹30,000. Rates can differ for areas outside municipal limits, and the women’s concession has conditions, so confirm the exact amount on the IGR Maharashtra stamp duty calculator before paying. Ready reckoner rate vs market rate

  • Ready reckoner rate is the government’s minimum value for stamp duty.
  • Market rate is what buyers actually pay, which is usually higher in popular areas such as Baner, Hinjewadi, Kharadi or Wakad.
  • If you buy below the ready reckoner value, stamp duty is still on the ready reckoner value, and the difference can have income tax effects for both buyer and seller (Sections 56(2)(x) and 50C of the Income Tax Act, with a tolerance band).
