How to search a registered project on GujRERA
- Open gujrera.gujarat.gov.in.
- Type the project name, promoter name or RERA registration number in the search box on the home page.
- Or open the list of registered projects and filter by district, project type (residential, commercial, mixed or plotted) and size. The home page map also lets you filter by district, pincode, area and cost.
- Click the project to open its details page and registration certificate.
A Gujarat project number starts with PR/GJ/ followed by the district, taluka and approving authority, for example PR/GJ/AHMEDABAD/… . Match this number with the one printed on the brochure, advertisement and agreement for sale. If the number is missing or opens a different project, do not pay a booking amount.
What to check on the project page
| Section | What it tells you |
|---|---|
| Registration certificate | RERA number, validity and the completion date the promoter declared |
| Promoter details | Company or person behind the project and their past projects |
| Land and approvals | Title documents, sanctioned plan, layout plan and building permission |
| Unit details | Number and type of units, with carpet area of each |
| Quarterly progress report (QPR) | Construction stage, units booked and money received each quarter |
| Bank account | RERA collection account into which buyers must pay |
| Extension or revocation | Whether the completion date was extended or the registration cancelled |
Compare the latest QPR with the site. Missing reports, or a passed completion date with no extension, need closer checks. RERA prices are quoted on carpet area; read our guide on carpet area vs built-up area before you compare offers.

A buyer can complain against a promoter for delay in possession, change in plans without consent, poor construction or failure to refund money.
- On gujrera.gujarat.gov.in, open the complaint option and register as a citizen with your mobile number and email.
- Log in and choose the right form. Form A is the general complaint to the Authority (refund, interest for delay, directions to the builder). Form B is the claim for compensation heard by the Adjudicating Officer.
- Fill in the project RERA number, your unit, the payments made and the relief you want.
- Upload the agreement for sale, allotment letter, payment receipts and letters exchanged with the builder.
- Pay the fee of ₹1,000 online and note the complaint number to track hearings.
Hearings and orders are published on the portal. If you disagree with an order, you can appeal to the Gujarat Real Estate Appellate Tribunal within 60 days. A promoter who appeals against a penalty must first deposit at least 30% of it. For a step-by-step view of the process across states, see how to file a RERA complaint.
Registration rules for developers in Gujarat
- A project must be registered with GujRERA before it is advertised, marketed, booked or sold, if the land is more than 500 sq m or it has more than 8 apartments or plots (all phases counted).
- The promoter declares a completion date; it can be extended under Section 6 of the Act only for valid reasons and with the Authority’s approval.
- 70% of the money collected from buyers must be kept in a separate account and used only for land and construction of that project.
- The promoter cannot take more than 10% of the cost as advance before signing a registered agreement for sale.
- Quarterly progress reports must be filed in the first 7 days of each quarter.
- Property dealers who sell units in registered projects must also register with GujRERA.
Registration fees are charged per square metre of land and depend on the project type. Reported rates are:
| Project type | Fee reported |
|---|---|
| Group housing | ₹5 per sq m up to 1,000 sq m; ₹10 per sq m above |
| Commercial | ₹20 per sq m up to 1,000 sq m; ₹25 per sq m above |
| Plotted development | ₹5 per sq m |
| Property dealer (individual) | ₹10,000 |
| Property dealer (firm or company) | ₹50,000 |
Check the current fee schedule on the portal before you apply, as caps and rules can change.

- Daily late fee on QPRs (from January 2025): promoters who miss the quarterly window now pay a daily late fee of ₹400–₹1,000 based on project cost, instead of the earlier flat ₹10,000 fee and lock-out.

- Directions to banks (2025): lenders must not give project loans against units already sold, and must keep the collection and retention accounts free of any lien.
- Site information boards (November 2025): projects must display a board at the entrance with the RERA number, certificate QR code, approved plans, collection bank account and any project loan.
