This guide explains how to check jamabandi online step by step, what each column means, how to get a certified copy, how to check mutation (intkal), and what to check before buying land in Gurugram or anywhere in Haryana.

What is jamabandi?

Jamabandi is the land register maintained by the patwari for each village in Haryana. It is prepared every five years, and every change in between (sale, gift, inheritance, partition) is recorded through a mutation (intkal). Together, the latest jamabandi and later mutations show the current owner of a plot. A copy of the jamabandi is called a nakal or fard.

What the jamabandi shows

Entry Meaning
Khewat number The ownership account number of the owner or co-owners
Khatoni number The cultivation account: who actually cultivates or possesses the land
Owner and share Names with father’s name, and each owner’s share in the khewat
Khasra number The individual plot (field) number
Area and land type Area in kanal and marla; irrigated, rain-fed or barren
Remarks Mortgages, court stays, pending claims and mutation references

An entry such as “gair dakhildaar” in the cultivation column means someone without ownership is in possession, which needs to be resolved before you buy.

If the seller’s name is not yet in the jamabandi or a sanctioned mutation, the seller should complete mutation at the tehsil before the sale. Read our guide on property mutation.

Jamabandi for flats and plots in Gurugram

Jamabandi covers land records. For a flat in a licensed group housing project in Gurugram, also check the developer’s licence, the project’s HRERA registration and the occupation certificate. For a plot, check the jamabandi of the khasra numbers, the approved layout or licence, and the collector rate for stamp duty. See our guide to the circle rate in Gurgaon.

What to check before buying land in Haryana

  • The seller’s name and share in the latest jamabandi match the sale deed.
  • All later mutations are sanctioned, with no pending intkal.
  • The remarks column shows no mortgage, court stay or claim.
  • The khasra numbers and area match the land on the ground and the cadastral map.
  • The land use is permitted (agricultural land needs a change of land use for construction).
