The circle rate in Noida and Greater Noida is the minimum value per square metre that the Gautam Buddh Nagar district administration fixes for land, plots and flats in each sector. Stamp duty and registration fee are charged on the circle rate value or the deal price, whichever is higher. Indicative 2026 residential rates reported by property portals range from about ₹41,500 per sq m in developing Noida sectors to about ₹1.2 lakh per sq m in prime sectors such as 14A, 15A and 44, and about ₹39,000 to ₹64,000 per sq m in Greater Noida. The district proposed a large revision in 2025, the first since 2019, so always check the rate notified for your exact sector on the IGRS UP portal before you register. This guide explains the rates, how to check them, and how to calculate stamp duty.

Have Noida circle rates been revised?

  • 2019: the last full revision of circle rates in Gautam Buddh Nagar.
  • March 2025: the district administration proposed raising circle rates by 20–70%: up to about 30% for residential property in Noida and Greater Noida, and up to 70% for agricultural land in the Jewar area. Stakeholder objections were invited before notification.
  • 2025–26: the Noida, Greater Noida and Yamuna authorities raised their own land allotment rates, including about 25% for residential plots in the Yamuna Expressway area.
  • May 2026: the Greater Noida authority approved a 3.58% increase in its allotment rates at its board meeting.

Authority allotment rates and the district circle rates are different: the circle rate is what stamp duty is charged on. Check the circle rate in force for your sector on the day you register.

How to calculate stamp duty in Noida

Illustration only: a flat with 120 sq m of built-up area in a Noida sector with an assumed circle rate of ₹60,000 per sq m:

  • Circle rate value: 120 × ₹60,000 = ₹72 lakh
  • If the deal price is ₹85 lakh, stamp duty is charged on ₹85 lakh (the higher figure)
  • Stamp duty for a man (7%): ₹5.95 lakh
  • Stamp duty for a woman (6%, with the 1% concession): ₹5.1 lakh
  • Registration fee (1%): ₹85,000

The rate in this example is assumed. For flats, the circle rate method also adds charges for floor level, parking and amenities in some cases, so confirm the exact value at the sub-registrar office.
