How to search a registered project on MP RERA

  1. Open rera.mp.gov.in and go to the registered projects search.
  2. Search by project name, promoter name or registration number, or filter by district such as Bhopal, Indore, Jabalpur, Gwalior or Ujjain.
  3. Open the project to see the registration certificate, promoter details, approved plans, completion date and progress updates.
  4. Use the same search to check that the property dealer selling the unit is registered.

MP project numbers start with P-, followed by a short place code, the year and a serial number, in the style P-SWR-25-5891. Match this number on the brochure, advertisement and agreement with the portal. If the number is missing or opens another project, do not pay a booking amount.

What to check on the project page

Section What it tells you
Registration certificate RERA number, validity and the declared completion date
Promoter details Company or person behind the project and earlier projects
Approvals Town and Country Planning layout and building permission
Status Ongoing, extended, completed, lapsed, withdrawn or revoked
Progress updates Construction stage, bookings and money received
Bank account Separate project account where buyers should pay

Pay attention to the status. An extended project has a new completion date; a lapsed or revoked one needs legal advice before you pay anything.

How to file a complaint on MP RERA

A buyer can complain about delay in possession, change of plan without consent, poor construction, refund not paid or sale without registration.

  1. On rera.mp.gov.in, open the Complaint tab and register with your mobile number and email.
  2. Choose Form M for a complaint to the Authority (refund, interest for delay, directions to the builder) or Form N for a compensation claim before the Adjudicating Officer.
  3. Enter the project’s RERA number, your unit details, payments made and the relief you want.
  4. Upload the allotment letter, agreement for sale, payment receipts and letters with the builder.
  5. Pay the fee of ₹1,000 on the payment page and save the complaint number.
  6. Track hearings and orders under the Status tab and the cause list.

If you disagree with an order, you can appeal to the MP Real Estate Appellate Tribunal within 60 days. A builder who appeals against a penalty must first deposit part of it. For a general step-by-step view, read how to file a RERA complaint.

Registration rules for builders and property dealers in MP

  • A project on more than 500 sq m of land or with more than 8 apartments or plots must be registered before it is advertised, booked or sold. This applies to government bodies and municipal corporations too.
  • 70% of the money from buyers must be kept in a separate project account and used only for land and construction.
  • The builder cannot take more than 10% of the cost as advance before a registered agreement for sale.
  • Property dealers must register before they sell. The reported fee is ₹10,000 for an individual and ₹50,000 for a firm or company.

Project registration fees are charged per square metre and differ for residential and commercial, and for plotted and built projects. Check the current fee schedule on the portal before applying.

Key MP RERA developments in 2025–2026

  • Supreme Court on pre-deposit (2026): the Supreme Court set aside a Madhya Pradesh High Court order that had quashed a ₹2.27 crore MP RERA penalty for not registering a project. The builder’s appeal had been dismissed for not making the mandatory pre-deposit.
  • Enforcement Officer orders (2026): the MP Real Estate Appellate Tribunal held that an Enforcement Officer is not “the Authority” under the Act, so such an officer’s orders have no legal force. Make sure your complaint is decided by the Authority or the Adjudicating Officer.
  • Tribunal bench (2026): the MP High Court set aside a Tribunal order passed without a Technical Member, holding that the bench must be complete as the Act requires.
  • Joint venture landowners (2026): the Tribunal held that a landowner in a joint venture with a builder is a co-promoter, not a buyer, and cannot use a RERA complaint for that dispute.
  • Penalties on Bhopal Municipal Corporation: MP RERA fined the corporation for selling housing and shops at Neelbad and Bhauri without registration. An audit reported in March 2026 asked that these penalties be recovered from the officials responsible.
  • Change of chairperson: the term of chairman A.P. Shrivastava ended on 6 March 2026. A new chairperson is chosen through a committee headed by the High Court Chief Justice; check the portal for the current head.
