Patta Chitta Tamil Nadu guide 2026

Patta chitta is the Tamil Nadu land record that shows who holds a piece of land and what type of land it is, and you can view it online on the Revenue Department portal eservices.tn.gov.in. The same portal gives the A-Register, FMB sketch and TSLR, and links to Tamil Nilam, where you apply for online patta transfer. This guide covers each record, patta transfer in 2026 and checks before you buy land.

Patta, chitta, A-Register and adangal: the difference

The A-Register and chitta are computerised in the state’s Tamil Nilam software, and the portal gives patta and chitta as one combined extract.

Record What it shows Kept by
Patta The holder’s name, patta number, survey and subdivision numbers, extent and land tax Taluk office (Tahsildar)
Chitta Type of land (nanjai wet land, punjai dry land), extent and holder, survey number-wise Village Administrative Officer (VAO)
A-Register Settlement record of each survey number: classification, extent and assessment, plus old and new survey numbers Taluk and village records
Adangal Village account of land use: crops grown, irrigation source and cultivation VAO

Patta is the main record of rights, but title is proved by the registered sale deed and the chain of earlier deeds.

How to view patta and chitta online

  1. Go to eservices.tn.gov.in and click View Patta & FMB / Chitta / TSLR Extract.
  2. Select the district and choose Rural or Urban.
  3. Select the taluk and village (for urban land, also the town and ward or block).
  4. Search by patta number or by survey number and subdivision.
  5. Enter the captcha and submit. The extract opens in Tamil and can be printed or saved.

Names appear in Tamil; avoid the browser’s translate option, as it can change names. Each extract carries a reference number that anyone can check on the portal’s Verify Patta option.

How to read a patta

  • Patta number: one patta can hold several survey numbers of the same holder in a village.
  • Holder’s name: with father’s or husband’s name; joint holders are listed together.
  • Survey number and subdivision: for example 125/3A. The subdivision must match the deed.
  • Nanjai and punjai columns: the extent and tax (theervai) for wet and dry land.
  • Extent: in hectare and are. 1 hectare is 100 ares, and 1 are is 100 sq m (about 1,076 sq ft).

One cent is 435.6 sq ft and 100 cents make one acre (about 0.4047 hectare). Use our cent to square feet and acre to cent converters.

A-Register extract

Click View A-Register Extract, select the district, taluk and village, and enter the survey and subdivision numbers. It shows the land’s classification and settlement extent. Government poramboke land (water bodies, roads, grazing land) cannot be bought privately. The portal also has a separate poramboke land check by survey number.

FMB sketch

The Field Measurement Book (FMB) sketch shows the shape, side measurements and neighbouring survey numbers of a field. It opens from the same View Patta & FMB option and is free to download. Compare it with the boundaries in the sale deed and have the land measured on the ground.

TSLR for town lands

In towns covered by a town survey, the record is the Town Survey Land Register (TSLR), identified by ward, block and town survey number. Choose Urban on the portal to view it, or ask at the taluk office.

Online patta transfer (patta mutation)

Patta transfer updates the holder’s name after a sale, gift, partition or settlement. The online system dates from G.O.Ms.No.303 of 2016, and the “anywhere, anytime” citizen portal opened in September 2022.

Automatic transfer after registration

For a sale of a whole survey number or subdivision with no further subdivision, the patta is now transferred automatically after the deed is registered. A revised order of June 2026 extended this to deeds signed jointly with family members, deeds by a valid power of attorney holder, and buyers who already hold a patta in the village. In approved layouts where the plots were already subdivided in Tamil Nilam through the pre-mutation module, a plot buyer’s name can also be updated without a separate subdivision application. Check the patta online after registration; if your name does not appear, apply.

How to apply online

  1. Open tamilnilam.tn.gov.in/citizen (or the Apply Patta Transfer link on eservices.tn.gov.in) and log in with your mobile number and OTP.
  2. Enter the district, taluk, village, sub-registrar office, deed number and date, and the survey and subdivision numbers.
  3. Upload the sale, gift, settlement or partition deed, an ID proof (Aadhaar, PAN or driving licence) and address proof.
  4. Pay the fee online: ₹60, or ₹460 where subdivision is needed. Note the application number sent by SMS.

You can also apply at any e-Sevai centre for the same fee. The VAO or a surveyor may visit for a field check. Applications without subdivision are to be decided within 15 days by the zonal deputy tahsildar, and with subdivision within 30 days by the tahsildar.

Check patta transfer status

On eservices.tn.gov.in, open the application status option and enter your application number. Once approved, download the order and new patta. Against a rejection, appeal to the Revenue Divisional Officer within 30 days. Read more in our guide to property mutation.

Tamil Nilam GI Viewer

The Tamil Nilam GI Viewer on tngis.tn.gov.in shows survey boundaries on cadastral and satellite maps, searchable by survey or patta number. It helps locate a field, but rely on the eservices.tn.gov.in extract as the record.

Checks before buying land in Tamil Nadu

  • View the patta and chitta, and match the holder, survey number, subdivision and extent with the seller’s deed.
  • Check the A-Register and the poramboke list to rule out government land.
  • Download the FMB sketch and have the land measured on the ground.
  • Check the encumbrance certificate on TNREGINET for past sales and loans on the same survey number.
  • Look up the guideline value, since stamp duty is charged on the deal value or guideline value, whichever is higher.
  • For layout plots, check DTCP or CMDA approval; for flats and projects, check the TNRERA registration.
