How to search an encumbrance certificate (EC) on IGRS AP

An EC lists registered transactions on a property, such as sales and mortgages. IGRS AP offers two kinds: an EC for information, which you can view without logging in, and a signed EC, which needs a login and a small fee and is the version banks and courts ask for.

  1. Go to registration.ap.gov.in and open Encumbrance Search (EC) under the EC and CC services.
  2. Choose EC for information or signed EC. For a signed EC, log in with your mobile number or email and the OTP.
  3. Pick how to search: by document number and year, by house or apartment details, or by survey number and village (plot number is optional).
  4. Select the district and SRO (both are compulsory) and the period you want to cover.
  5. Enter the captcha and submit, then pick the entries that match your property.
  6. For a signed EC, pay the fee online and download the PDF.

Online data starts in 1983. For older deeds, or if you see “data not found”, apply at the SRO where the property is registered. Read our encumbrance certificate guide to understand what each entry means.

How to check market value (basic rates) in Andhra Pradesh

Stamp duty is charged on the government market value or the deal price, whichever is higher.

  1. On registration.ap.gov.in, open Market Value (Basic Rates).
  2. Choose agricultural or non-agricultural land. Agricultural land is shown per acre; non-agricultural land is shown per square yard.
  3. Select the district, mandal and village or ward.
  4. Note the unit rate for your survey number, locality or door number and multiply it by the area.

Rates can differ between neighbouring survey numbers, so always check your own.

Market value revisions in 2025 and 2026

Date What changed
1 February 2025 Land values revised across the state in 16,997 villages and 9,054 urban wards; a few areas saw no change or a reduction
4 April 2025 Online slot booking for SRO appointments launched, starting with main registrar offices in 26 districts
1 February 2026 Urban land market values revised again; rural values were left unchanged (they were last revised in February 2025)
July 2026 State announced Registration Seva Kendras, on the lines of Passport Seva Kendras; dates and locations not yet announced

Check the rate close to your registration date.

How to download a certified copy (CC)

  1. Open the Certified Copy option under the EC and CC services and log in.
  2. Enter the district, SRO, document number and year of registration.
  3. Enter the captcha, pay the fee shown and download the digitally signed copy.

A certified copy helps when the original deed is lost, or when you want to read earlier deeds in the title chain.

Document details search (list of transactions)

Use List of Transactions to look up deeds. Search by document number (with district and SRO), by layout plot (district, mandal, village, survey and plot number) or by apartment (village, apartment name or house number and flat number). The Prohibited Properties list on the same portal shows land that cannot be registered, such as certain government and endowment land.

Stamp duty and registration charges in Andhra Pradesh

Document Stamp duty Other charges
Sale deed 5% 1.5% transfer duty + 1% registration fee
Agreement of sale-cum-GPA 6% Check calculator
Development or construction agreement 5% Check calculator
Mortgage with possession 2% Check calculator
Mortgage without possession 0.5% Check calculator
Release deed 3% Check calculator

For a sale deed, the total is usually 7.5% of the market value or deal price, whichever is higher, plus small user charges. For example, on a property valued at ₹50,00,000, this works out to about ₹3,75,000. Andhra Pradesh does not give a lower rate for women buyers. Gift, settlement and partition deeds have separate rates that depend on the relationship, so use the Duty Fee Calculator on the portal for the exact figure. See our stamp duty in India guide to compare states.

Public Data Entry and slot booking

Public Data Entry (PDE) lets you enter deed details yourself on the CARD PRIMME system (cardprimme.rs.ap.gov.in/PDE, also linked from registration.ap.gov.in).

  1. Open Public Data Entry and register with your name, mobile number and email, or log in with your mobile, email or Aadhaar and the OTP.
  2. Click New Document and choose the type of deed, such as sale.
  3. Enter the details of the buyer, seller, witnesses and property, and upload the draft deed.
  4. Check the stamp duty and fee shown, and pay online.
  5. Open Slot Booking, pick a free date and time at your SRO and save the confirmation.
  6. Visit the SRO at the booked time with original documents, ID proof and two witnesses.

Enter your own mobile number, so that OTPs, alerts and the registered document reach you directly. See our property registration process guide.

Before you buy property in Andhra Pradesh

  • Get a signed EC for at least 30 years and match every entry with the seller’s title deeds.
  • Download certified copies of earlier deeds in the chain, not just the latest one.
  • Check the land record (Adangal and 1-B) on MeeBhoomi and confirm the seller’s name and survey number.
  • Check the Prohibited Properties list on IGRS AP.
  • Check the market value so you know the minimum stamp duty you will pay.
  • For a layout plot, check the layout approval; for a flat, check the project on AP RERA.
