  • Sir Ganga Ram Hospital: a large private hospital in Rajinder Nagar, a short ride from the station.
  • Old and New Rajinder Nagar: a major hub of civil services coaching institutes, libraries and paying-guest housing.

Homes and shops near Karol Bagh metro

Karol Bagh is one of Delhi’s oldest mixed-use areas. The market streets are mostly commercial, with shops on the ground floor and offices, hotels, storage or homes above. Away from the main roads, the area is largely residential.

  • Old and New Rajinder Nagar: family homes and builder floors, and a large rental market of rooms and PGs for students.
  • Dev Nagar, Beadonpura and the Western Extension Area (WEA): dense older housing close to the market.
  • Pusa Road and Patel Nagar: larger plots and floors along wider roads; Patel Nagar has its own stations further west on the Blue Line.
  • Rajendra Place: one stop west, with office towers and commercial buildings.

Because the station puts Connaught Place, Dwarka and Noida within one line, homes and shops within walking distance tend to draw steady demand from tenants. That demand depends on the building, its papers and its condition, not just the metro.

Before you rent or buy near Karol Bagh

  • Check the circle rate. Stamp duty in Delhi is worked out on the deal value or the circle rate of the colony, whichever is higher.
  • Check the property tax record. Karol Bagh falls under the Municipal Corporation of Delhi (MCD). Ask the owner for the latest paid property tax receipt and the property ID.
  • Check the use of each floor. Many buildings mix shops, offices and homes. Make sure the floor you want is allowed for that use, and that any conversion charges have been paid where needed.
  • Avoid basement rooms for living. After the July 2024 basement flooding at a coaching centre in Old Rajinder Nagar, MCD acted against basements used against the rules. Do not rent a basement room or PG to live in.
  • Check fire safety. In hotels, PGs and older market buildings, look for working fire exits and extinguishers, and ask about the fire NOC where one is required.
  • Put the deal in writing. Sign a registered rent agreement with the rent, deposit, lock-in and maintenance clearly listed, and check the title chain and any loans before you buy.
