GVMC Property Tax guide 2026

GVMC property tax (house tax) in Visakhapatnam is paid online on the Andhra Pradesh CDMA payments portal (cdma.ap.gov.in) or through the property tax link on gvmc.gov.in, using your assessment number. The Greater Visakhapatnam Municipal Corporation (GVMC) taxes buildings on their capital value, a system Andhra Pradesh adopted in place of annual rental value from 2021. Paying the full year’s tax early has earned a 5% rebate, and since August 2025 the owner’s name is updated automatically after a sale is registered.

How to pay GVMC property tax online

  1. Open cdma.ap.gov.in and go to the online payments section.
  2. Select your urban local body, Greater Visakhapatnam Municipal Corporation, and choose Property Tax.
  3. Enter your assessment number. If you have an old number, use the search options shown to find the new one.
  4. Check the owner name, door number, current demand, arrears, interest and any rebate.
  5. Pay by UPI, net banking, debit card or credit card.
  6. Save the receipt that is generated straight after payment.

On gvmc.gov.in, the citizen services page links to a BillDesk payment page for property tax and vacant land tax, where you enter the new assessment number. GVMC also accepts Bharat QR. The state’s Puramitra app and Mana Mitra WhatsApp service were also listed as payment channels in 2026.

If money is deducted but no receipt appears, do not pay again. Keep the transaction ID and a screenshot, and contact the helpdesk listed on the CDMA payments page or your GVMC ward office.

Pay offline

You can pay in cash, by demand draft or by card at the GVMC convenience centres at the head office and zonal offices. Carry your assessment number or an old receipt.

Check dues and download receipts

  • Dues: searching your assessment on the CDMA portal shows the demand, collection and balance (DCB) for each year.
  • Receipts: gvmc.gov.in has a Know Receipt option to generate a receipt for an earlier payment.
  • Assessment number: it is printed on old receipts and tax notices.
  • Keep it safe: buyers, banks and the corporation ask for the latest paid receipt in a sale, a loan or a building approval.

How GVMC property tax is calculated

Andhra Pradesh amended its municipal laws to tax buildings on their capital value (CV) instead of annual rental value. The state set these limits:

Property type Tax range set by the state (share of capital value)
Residential 0.10%–0.50%
Non-residential 0.20%–2.00%

Each corporation fixes its own rate within these limits. In August 2021 the GVMC council approved rates of 0.15% for residential buildings, with a recommendation to cut it to 0.12%, and 0.30% for commercial buildings, as reported. The state said the new tax would not be more than 15% above the old tax, and that yearly increases would also be capped at 15%. Your tax notice shows the capital value and rate used for your property.

Illustration only: a flat with a capital value of ₹40,00,000 taxed at 0.12% would pay about ₹4,800 a year in property tax, before other charges and any cap or rebate. Your notice from GVMC gives the real amount.

Open plots pay vacant land tax (VLT) instead. A bill introduced in the Andhra Pradesh Assembly in February 2026 proposes a 50% waiver of VLT while an approved building is under construction. Check whether it has come into force before you count on it.

Rebates, interest and due dates

  • Half-yearly tax: the tax is billed for each half of the financial year. The last dates are on your notice.
  • 5% early-bird rebate: GVMC has given 5% off for paying the full year’s property tax and VLT in one go by 30 April. For 2025–26, GVMC extended this rebate to 31 March 2026. Check the notice for the current year.
  • Interest waiver (2026): the state offered a one-time waiver of 50% of interest on arrears if the full principal and the remaining interest are paid in one go. The deadline of 31 March 2026 was later shown as 30 April 2026 on the CDMA portal.
  • Late payment: interest is charged on unpaid tax, and the corporation can take recovery action.

Name change (mutation) after you buy

Since 1 August 2025, GVMC and other large Andhra Pradesh corporations use auto-mutation. When a sale is registered at the sub-registrar office, the buyer’s name is updated in the property tax record, provided:

  • the property already has a GVMC assessment number;
  • the mutation fee is paid during registration; and
  • all pending property tax, VLT, water and sewerage dues are cleared.

For inheritance, gift or other cases not covered, apply online through the property tax mutation option on the CDMA portal, or at the ward office, with the deed or succession papers, ID proof and latest tax receipt. See our guide on property mutation.

Before you buy property in Visakhapatnam

  • Ask for the latest paid receipt and check the DCB for arrears and interest.
  • Match the owner name, door number and area in the tax record with the sale deed.
  • Make sure the seller clears all municipal dues before registration, so auto-mutation goes through.
  • For a plot, check that vacant land tax has been paid.
