Your property number is printed on old bills and receipts. If money is deducted but no receipt appears, do not pay again. Keep the transaction ID and contact your zonal office.

You can also pay at your zonal office or the Nagar Nigam head office at Moti Jheel, Kanpur, on working days. Carry your property number or an old bill and an ID, and collect the receipt.

How to download the receipt

  • After an online payment: the receipt opens on screen; print it or save it as a PDF.
  • Old or counter receipts: search your property again on the portal to see payment history. The portal also has an option to get receipts for payments made on POS machines.
  • Duplicate: if you cannot find it online, ask the zonal office.
  • Keep it safe: buyers, banks and the Nagar Nigam ask for the latest paid receipt in a sale, a home loan or a name change.

How Kanpur house tax is calculated

Like Lucknow, Ghaziabad and other Uttar Pradesh cities, Kanpur taxes buildings on their annual rental value under the UP Municipal Corporation Act, 1959. In simple steps:

  1. The Nagar Nigam fixes a monthly rate per sq ft for each area, based mainly on the width of the road in front and the type of building (RCC roof or other).
  2. ARV = covered area × monthly rate × 12. Rented and commercial property is charged at higher rates than self-occupied homes.
  3. A deduction is given for the age of the building. Published guides show 25% for buildings up to 10 years old, 32.5% for 10–20 years and 40% for buildings over 20 years.
  4. House tax is a fixed percentage of the net ARV. Water tax and sewer tax, where they apply, are charged separately on your bill.
Step Illustration only
Covered area 1,000 sq ft
Assumed monthly rate ₹1.50 per sq ft
ARV (1,000 × 1.50 × 12) ₹18,000
Less age deduction (25%) ₹13,500

The rate for your street and the tax percentage are set by the Nagar Nigam, so use your latest bill or ask the zonal office for the actual figures. The table only shows the method.

Self-assessment for new buildings

When you finish or move into a new house, the owner must file a self-assessment with the Nagar Nigam so the property gets a tax record. The UP law allows a heavy penalty if no self-assessment is filed, and interest if the area or rate is shown too low. Keep the covered area and use (home, shop or rented) correct, because a mismatch can lead to arrears later.

Rebates, penalties and due date

  • Financial year: house tax is charged for each year from April to March. The due date is on your bill.
  • Early payment rebate: UP corporations usually announce a discount for paying early in the year. The rate and last date change every year, so check the current Kanpur Nagar Nigam notice before you pay.
  • Exemptions: under the UP Act, buildings used only for public worship, cremation or burial, and some charitable and educational uses can be exempt.
  • Late payment: simple interest on unpaid tax, reported at 12% a year, and loss of any rebate. Long-pending dues can lead to notices and recovery action.

Name change (mutation) in Nagar Nigam records

After you buy, inherit or receive a property as a gift, apply at your zonal office to move the house tax record into your name. Keep these ready:

  • Registered sale deed, gift deed, will or succession papers
  • Latest paid house tax receipt with no arrears
  • ID proof such as Aadhaar or PAN, and a photo
  • Affidavit or other forms the office asks for

Clear all dues first, pay the mutation fee shown and keep the acknowledgement. Nagar Nigam mutation is separate from the revenue record (khatauni). See our guide on property mutation.

Before you buy a house in Kanpur

  • Ask for the latest paid house tax receipt and check for arrears and interest.
  • Match the owner name, address and covered area on the bill with the sale deed.
  • For a house in a KDA scheme, also check KDA dues and the sanctioned map.
  • Apply for the name change soon after registration.
