Circle rate Lucknow 2026 guide

The circle rate in Lucknow (also called the DM circle rate) is the minimum value fixed by the district administration for land, flats and commercial property in each locality and village. Stamp duty and the registration fee are charged on the circle rate value or the deal price, whichever is higher. Lucknow revised its circle rates city-wide from 1 August 2025, the first full revision in about ten years, with reported increases of roughly 15% to 25% in most areas and more in some high-demand localities. In June 2026, rates for agricultural land were raised by 100% to 200% in more than 300 villages of Mohanlalganj, Sarojini Nagar, Bakshi Ka Talab, Malihabad and Sadar tehsils. This guide explains the current rates, how to download the official list, and how to calculate stamp duty in Lucknow.

What is the circle rate in Lucknow?

The circle rate is the government’s minimum value per square metre for property in a particular area. In Lucknow it is fixed separately for residential land, commercial land, agricultural land, flats and built-up property, and often by the width of the road the property faces. When you register a sale, the sub-registrar compares the price in the sale deed with the circle rate value and charges stamp duty on the higher of the two. It works like the circle rate in Delhi and Noida, the collector rate in Haryana and the ready reckoner rate in Maharashtra.

Circle rates in Lucknow from 1 August 2025

The 2025 revision raised rates across most of the city and nearby villages. Commercial property rose by about 20% to 30%, and commercial plots are valued higher than residential plots in the same area. Areas inside the LDA’s extension zones and villages within municipal corporation limits were handled separately. Indicative residential circle rates reported for major localities:

Locality Indicative residential circle rate (₹ per sq m)
Hazratganj / MG Marg 76,000 – 77,000
Indira Nagar 35,000 – 60,000
Gomti Nagar (Vibhuti Khand) 40,000 – 45,000
Aliganj / Sitapur Road 39,000 – 45,000
Faizabad Road (city limits) 30,000 – 36,000
Gomti Nagar Extension 30,500 – 35,000
Raebareli Road (PGI area) 31,000 – 35,000
Sultanpur Road / Shaheed Path 25,000 – 30,000

These are indicative ranges as reported for the current list. The exact rate depends on the mohalla, the road width and the property type, so always check the official evaluation list for your sub-registrar office before you register.

Agricultural land rates raised in June 2026

In June 2026 the district administration raised circle rates for agricultural land in 332 villages, by 100% to 200%, after surveys found a large gap between market prices and government rates. The revised villages are mainly in Mohanlalganj (161 villages), Bakshi Ka Talab (95), Sarojini Nagar (52), Malihabad (13) and Sadar (6). Some villages in Sarojini Nagar near the planned link expressway are now valued at about ₹80 lakh to ₹97 lakh per hectare. Urban residential rates were not changed in this round.

How to calculate stamp duty in Lucknow: example

Illustration only: a 120 sq m residential plot in Gomti Nagar Extension, with a deal price of ₹45 lakh and an assumed circle rate of ₹32,000 per sq m:

  • Circle rate value: 120 × ₹32,000 = ₹38.4 lakh
  • Value used: ₹45 lakh (the higher figure)
  • Stamp duty for a man (7%): ₹3.15 lakh
  • Stamp duty for a woman (6%): ₹2.7 lakh
  • Registration fee (1%): ₹45,000

The circle rate in this example is assumed. Use the official rate for your plot’s mohalla and road width. To convert your plot area between square feet and square metres, use our square feet to square metre converter.

Circle rate vs market rate in Lucknow

  • In Gomti Nagar, Gomti Nagar Extension, Shaheed Path and Sultanpur Road, market prices are often well above the circle rate.
  • The 2025 revision narrowed the gap in many areas, so registration costs have gone up even where prices have not.
  • If a property is registered below the circle rate value by more than the allowed 10% tolerance, both buyer and seller can face income tax under Sections 56(2)(x) and 50C of the Income Tax Act.
  • For LDA and Awas Vikas property, also check the authority’s own allotment price and any dues before you agree a price.

Before you buy property in Lucknow

  • Check the circle rate for the exact mohalla, road width and property type before you agree the price.
  • Check the khatauni and mutation records for the seller’s ownership.
  • For LDA and Awas Vikas property, check the allotment letter, the freehold status and the authority’s no-dues certificate.
  • For flats and new projects, check the registration on the UP RERA website.
