What does LDA Lucknow do?
LDA works under the Uttar Pradesh government. Its main jobs are:
- Planning: it prepares the Lucknow Master Plan (Mahayojana 2031) and zonal plans that decide land use: residential, commercial, green belt and so on.
- Housing schemes: it develops townships and sells residential plots, flats and commercial plots, mostly by lottery, auction or first-come-first-served (FCFS) sale.
- Approvals: it approves building maps and layouts in its area through the state’s online building plan system.
- Townships: current and recent LDA townships include Anant Nagar Yojana (Mohan Road), Prabandh Nagar, IT City and Wellness City, along with older areas such as Gomti Nagar, Aliganj, Jankipuram and the LDA Colony on Kanpur Road.
LDA is different from Awas Vikas (UP Housing Board), which runs its own schemes in Lucknow, such as Vrindavan Yojna and Awadh Vihar. The two have separate websites, rules and allotment papers.
Latest LDA schemes (October 2026)
On 24 September 2026, LDA opened online registration for two new plotted townships:
- Varun Vihar: near the Agra Expressway and Mohan Road. Plots of about 112.5 to 450 sq m.
- Naimish Nagar: along the Sitapur Road and IIM Road corridor in the Bakshi Ka Talab area. Plots of about 72 to 450 sq m.
News reports put the first phase at roughly 3,000 plots across the two schemes, with registration reported to close on 24 October 2026. The plot counts and rates differ between reports, so treat the official scheme booklet on the LDA portal as the only reliable source for plot numbers, prices, registration amount and dates.
LDA has also announced flats in schemes such as Anant Nagar, Sharda Nagar Extension and Basant Kunj, and it sells unsold flats on a first-come-first-served basis through the state’s property portal. Availability changes often, so check the portal before you plan.
How to apply in an LDA scheme
- Read the scheme booklet: it lists plot or flat sizes, prices, eligibility, registration amount, payment plan and refund rules.
- Register online: create an account on registration.ldalucknow.in, choose the scheme and the plot or flat category, and fill in your details.
- Upload documents: usually identity proof, address proof, PAN and a photograph. Some categories (such as reserved quotas) need extra certificates.
- Pay the registration amount online: keep the receipt and application number.
- Allotment: plots and flats are usually allotted by lottery. Results are published on the LDA website.
- After allotment: pay as per the allotment letter’s schedule, then complete registry (sale deed) at the sub-registrar office.
Apply only through the official LDA website. Do not pay anyone who promises a “guaranteed” allotment; LDA allotments are by lottery or official sale.
LDA flats in Lucknow
LDA flats are sold in three main ways:
- New flat schemes by registration and lottery.
- First-come-first-served (FCFS) sale of unsold flats in existing apartments, sometimes with festive discounts.
- Resale from current owners.
For resale LDA flats, check the original allotment letter, possession letter, any freehold deed and the sale chain, and get a no-dues certificate from LDA for pending instalments, maintenance or other charges.
LDA plots and “LDA approved” plots
These are two different things:
- LDA plots are sold by LDA itself in its own schemes, by lottery, auction or FCFS sale.
- “LDA approved” plots are in private colonies whose layout has been approved by LDA. Many private sellers use this phrase, so ask for proof.
Before you buy a plot advertised as LDA approved:
- Ask for the approved layout plan and its approval number, and check that your plot number appears on it.
- Check the plot’s land use in the master plan (residential, not green belt or agricultural) using LDA’s GIS map portal.
- For a colony or project above the RERA threshold, look up the UP RERA registration. See our UP RERA guide.
- Check the land records (khatauni) for the seller’s ownership. See UP Bhulekh and khatauni.
- Confirm whether the plot is freehold or leasehold. See freehold vs leasehold.
- Measure the road width on site and match it with the layout.
