What are B-I and P-II in Chhattisgarh?
The P-II (khasra) is the record of one plot, identified by its khasra number. It shows the holder’s name, the area, the type of land and any loan or charge recorded on it. The B-I (khatauni) lists every khasra held by one person or family in a village, with the total area, so one B-I can cover several plots. The bhu-naksha is the digital village map that shows the boundary of each khasra. Together they work like the khatauni in Uttar Pradesh, the 7/12 in Maharashtra and the khasra and B-1 in Madhya Pradesh.
How to check the P-II khasra on Bhuiyan
- Go to bhuiyan.cg.nic.in.
- Open B1/PII प्राप्त करें or खसरा विवरण (khasra details).
- Choose to search by village (ग्राम चयन द्वारा) or by khasra ID (खसरा आई डी द्वारा).
- For a village search, select the district, tehsil, revenue inspector circle and village.
- Select the khasra number and open the details.
The details are shown in Hindi; the same menu has an option to view land details in other languages.
⌂Looking for a property?See homes, plots and shops listed by owners and agents.BrowseHow to get the B-I (khatauni)
Use the same B1/PII प्राप्त करें option, select the village and the khasra, and open the B-I. Because the B-I shows all the land held by the same holder in that village, it is the quickest way to see every plot a seller owns there and whether the area in the sale deed matches.
CG bhu-naksha: see the plot on the map
Click भू-नक्शा on Bhuiyan to open the digital village map. Select the district, tehsil and village, then find the khasra number on the map to see its shape, its neighbouring khasra and its rough location. The map is also available in the Bhuiyan app. The map is for reference; for an exact boundary on the ground, ask the patwari or a licensed surveyor to measure the land (seemankan).
How to download a digitally signed B-I and P-II
- If the patwari has already signed the record, download it straight away from B1/PII प्राप्त करें.
- If not, open डिजिटल हस्ताक्षरित B-I/P-II आवेदन under the application section.
- Select the village and khasra, and fill in your name, mobile number and email.
- Save the application and note the document number.
- After the patwari signs it (usually within about seven days), open B1/PII डॉक्यूमेंट आईडी से प्राप्त करें, enter the document number and download the signed PDF.
Use a signed copy for a bank loan, a sale or a court matter. It shows the record on the date it was signed, so get a fresh one just before you register a deal.
How to check mutation (namantaran) status
After a sale, inheritance or gift, the new owner’s name is entered in the land record through mutation.
- Apply: on the Citizen Facility Portal, revenue.cg.nic.in/citizenrequest (linked from Bhuiyan as नामांतरण हेतु आवेदन). Register, log in, choose the mutation application, identify the land, upload the documents and note the application number.
- Track: on Bhuiyan, open नामांतरण की वर्तमान स्थिति and search by registration number, application number, landowner name or khasra number.
- Notices: before a mutation order, a public notice (नोटिस व इश्तेहार) is issued so that anyone with a claim can object. The notices can be seen on Bhuiyan.
- Register copy: a copy of the mutation register can be downloaded by district, tehsil, village and year.
How to read a Chhattisgarh khasra
| Section | What to check |
|---|---|
| Khasra number and village | Match the sale deed and the plot on the ground |
| Holder’s name and share | Match the seller, and every co-owner signs the deed |
| Area (hectare) | Matches the area being sold; convert with our hectare to acre converter |
| Land type | Government land, or land that cannot be sold without permission, is a red flag |
| Bank loan or charge | A recorded mortgage must be cleared and removed before the sale |
| Diversion | Farm land needs diversion (change of use) before a house or shop is built on it |
Stamp duty and registration in Chhattisgarh
Stamp duty on a sale in Chhattisgarh is generally 5% for men and 4% for women, with a registration fee of 4%, charged on the deal price or the guideline (market) value, whichever is higher. In April 2026 the state cabinet approved a 50% concession in registration charges for property registered in a woman’s name, so confirm the rate in force with the sub-registrar or on the state’s registration portal before you pay. See our stamp duty in India guide for other states.
What is changing on Bhuiyan
In July 2026 the Chief Minister directed the Revenue Department to make B-I, khasra and rin pustika details available on WhatsApp, so that farmers need not visit the tehsil or patwari office. The service was still being built at that time and no launch date was announced, so use the Bhuiyan website or app until it starts.
Before you buy land or a plot in Chhattisgarh
- Get a recent signed B-I and P-II, and match the khasra number, the owner, the share and the area with the sale deed.
- Check the mutation register and pending notices so that no earlier sale or claim is still in process.
- Look for a recorded bank loan, and make sure the government land list does not include the khasra.
- For a house plot on farm land, check that diversion has been granted and the layout is approved by the town and country planning office or the local body.
- Have the boundary measured on the ground and compare it with the bhu-naksha.
- For flats and new projects, check the project on the Chhattisgarh RERA website.
- After registration, apply for mutation so that the khasra shows your name.
Read our guides to the encumbrance certificate, checking property documents and property mutation. Compare with MP Bhulekh, UP Bhulekh khatauni and the 7/12 in Maharashtra, or convert land units with our land area converter.
