What is bhunaksha?
Bhunaksha (bhu naksha, or “land map”) is the digitised version of the village revenue map, often called the shajra. Every plot in the village is drawn with its gata (khasra) number. The naksha is used with the khatauni, which records who owns each gata, and the khasra, which records area and land use. Together they work like the 7/12 and village map in Maharashtra, or the khasra and bhu-naksha on Chhattisgarh’s Bhuiyan portal.
How to view your plot on Bhunaksha UP
- Go to upbhunaksha.gov.in.
- From the left-side menu, select the district, the tehsil and the village. The village map loads on the screen.
- Type the gata or khasra number in the Plot No. box and press Enter, or zoom in and click the plot on the map.
- The plot is highlighted, and the panel shows its plot number, area and land category.
On a phone, open the menu (☰) to choose the location, then tap the plot. No app is needed, and apps named “UP Bhunaksha” on the Play Store are not official.

How to read a UP bhunaksha
| Item | What to check |
|---|---|
| Gata (khasra) number | Matches the khatauni and the sale deed |
| Area | Shown in hectares; convert with our hectare to acre or bigha to acre converter |
| Shape and frontage | Matches the plot on the ground, including the side that faces the road |
| Neighbouring plots | The plot numbers around it match the boundaries written in the sale deed |
| Land category | Government land, a pond, a road or a public use plot is a red flag |
| Access | A path or chak road reaches the plot; a plot with no recorded access can be hard to use |
Many villages were renumbered during consolidation (chakbandi), so an old deed may carry an old gata number. Ask the lekhpal for the old-to-new number match if the numbers do not agree.
Bhunaksha and khatauni: what each shows
- Bhunaksha: location, shape, area and neighbours of the plot.
- Khatauni: the owners, their shares, and any loan, lease or court order recorded on the land. See our UP Bhulekh khatauni guide.
- Registered deeds: earlier sales and mortgages registered on the plot, searchable on IGRS UP.
Always check all three. A plot can look right on the map and still have a co-owner, a loan or a pending case in the records.
If the map is wrong or the village does not load
- If your village or plot does not appear, try again later or check with the tehsil, as some village maps are still being updated.
- If the boundary on the map does not match the ground, ask the lekhpal for a measurement. A boundary dispute can be filed with the SDM under the UP Revenue Code.
- Corrections to the map are made through the lekhpal, the revenue inspector and the tehsil, so the time taken varies.
Before you buy a plot or farm land in Uttar Pradesh
- Match the gata number, area and neighbours on the bhunaksha with the khatauni and the sale deed.
- Visit the plot and check its shape, road access and boundaries against the map.
- Check the khatauni for every co-owner and for any loan or case, and search IGRS UP for earlier sales.
- Check the circle rate and stamp duty before you agree a price; see our stamp duty in UP and circle rate Lucknow guides.
- For a house plot on farm land, check that the land use has been changed (Section 80) and the layout is approved by the development authority.
- For flats and new projects, check the registration on the UP RERA website.
- After registration, get the mutation done so the khatauni shows your name. Read our property mutation guide.
