How PMC property tax is worked out
PMC assesses tax on the rateable value of the property, which is based on the rent it could fetch in a year, after allowed deductions. The bill is made up of several parts, such as general tax and charges for services like water and sewerage, along with state-levied items. The exact parts and amounts depend on the property’s location, size, use and age, and are shown on your own tax bill. Use the portal’s Tax Calculator for an estimate rather than relying on general rates.
40% concession for self-occupied homes (PT-3 form)
An owner who lives in the home is entitled to a 40% concession on the tax. The concession, stopped in 2019, was restored in 2023, and in August 2024 the state legislature passed a law allowing PMC to continue it. To claim it:
- Fill in the PT-3 form and submit it at a Citizen Facilitation Centre or ward office, with a fee of ₹25.
- Attach a society NOC stating the flat is not rented out, and proof that you live there, such as a voter ID, passport, driving licence, ration card or gas connection.
- A rented property does not get the concession.
Deadlines for PT-3 have been extended several times, so check the current position with PMC before you apply.
Rebates and concessions
| Rebate | Who gets it |
|---|---|
| Early payment | 10% of general tax (dues up to ₹25,000) or 5% (dues above that) when the full year is paid by 31 May |
| Self-occupied home | 40% concession with an approved PT-3 form |
| Eco-friendly property | 5% for one, 10% for two of solar water heating or power, rainwater harvesting and vermicomposting, applied for at the regional office; withdrawn if the system stops working |
In April 2026 PMC’s Standing Committee also cleared a 50% concession for 2026-27 on homes up to 500 sq ft owned solely by women. It needed further approval to take effect, so check with PMC whether it applies before you pay.
Due dates and penalty
- The tax is billed for the financial year (April to March) and can be paid in full or in two halves.
- To get the early-payment rebate, pay the full year by 31 May. PMC has extended this date in some years, so watch for official notices.
- Unpaid tax attracts a penalty of 2% a month.
- From time to time PMC runs an Abhay Yojana that waives part of the penalty on arrears. The 2025-26 scheme offered a 75% penalty waiver and closed in early 2026.
PMC and PCMC are different
Areas such as Pimpri, Chinchwad, Wakad, Hinjewadi Phase 1 and Ravet fall under the Pimpri Chinchwad Municipal Corporation (PCMC), which has its own portal, rates and rebates. Check which corporation your property is under before you pay.
Before you buy a home in Pune
- Ask the seller for the latest property tax bill and receipt, and a no-dues certificate from PMC.
- Check that the property number and the owner’s name on the tax record match the sale deed and the 7/12 or property card.
- Arrears stay with the property, so make sure all past tax is paid before registration.
- After registration, apply for title transfer on the PMC portal so that the tax bill comes in your name, and file the PT-3 form if you will live in the home.
- For new projects, check the registration on the MahaRERA website.
