What metro access means for buyers and tenants

  • Walking distance matters most. Homes within a 10-minute walk of a station usually rent faster. Beyond that, the benefit fades quickly.
  • Prices near open lines already include the metro. Compare the rate per sq ft with streets one or two km away before you pay extra.
  • Upcoming lines carry risk. In Thane, Bhayandar or along the rest of Line 2B, buy on today’s facts.
  • Noise and construction. Flats facing an elevated track can be noisy. Visit at peak hours.
  • Tenants: add the monthly metro fare to the rent when you compare homes.
  • Before you buy: check the ready reckoner rate, the MahaRERA registration of the project and the occupancy certificate.
