1. Scope
Housepartner Rentals (“Housepartner Rentals”, “Housepartner”, “we”, “us” or “our”) is a rental marketplace and rental-management platform operated by 4Corners RealEstate (OPC) Private Limited.
This Privacy Policy explains the personal data and other information we collect or process when you use the Housepartner Rentals mobile application, related websites, administrative systems and services, how that information is used, when information may be processed by third-party services, how information is retained or deleted, and the choices and rights available to users.
This Policy should be read together with the Housepartner Rentals Terms of Use and any contextual privacy or consent notice shown within the Service.
This Policy applies to users of Housepartner Rentals, including Tenants, Owners, Brokers/Property Managers and persons interacting with our support, verification, property-listing or rental-management services.
The information processed depends on your role and the features you use.
2. Information We Process
2.1 Account and authentication information
We may process:
- mobile number;
- name;
- email address where provided;
- account/user identifier;
- user role;
- authentication and session information;
- OTP request and verification information;
- Google account information authorised through Google Sign-In;
- authentication events;
- login and security information; and
- related technical records.
Housepartner Rentals uses Supabase authentication infrastructure. Authentication-related platform logs may contain information associated with a sign-in event, including a user’s mobile number and technical/authentication information. These logs are managed by Supabase, and we do not state a fixed retention period for them.
On your device, the app keeps your sign-in session in the device’s encrypted storage (Android Keystore-backed storage, or the iOS Keychain). Signing out removes it.
We do not receive a user’s Google account password.
2.2 App diagnostics and crash reports
When the release version of the app encounters an error or crashes, it sends a diagnostic record to Housepartner Rentals so that we can find and fix the fault. A record may contain:
- the app version and build number;
- the platform (Android or iOS) and the app environment;
- the app operation that failed;
- the type of error and a sanitised error message;
- a sanitised technical stack trace (the program location of the error); and
- the time of the error.
Each record is linked to the internal Housepartner Rentals account identifier of the signed-in user, so that a fault affecting a particular account can be investigated. A record raised before sign-in is held only in the app’s memory and is sent after sign-in, or discarded.
Before a record leaves the device, the app removes phone numbers, email addresses, OTPs, passwords, access and refresh tokens, API and payment keys, card-like numbers, Aadhaar, PAN and GSTIN numbers, and precise map coordinates. Our server applies a second, independent removal pass to the same categories before the record is stored.
Diagnostic records are stored in Housepartner Rentals’ own Supabase database. They are not sent to any third-party crash-reporting, analytics or advertising service. Access is restricted to authorised Housepartner Rentals administrators. Records are deleted automatically 90 days after they are received.
2.3 Information we do not collect
Housepartner Rentals does not currently collect device GPS location, does not use third-party analytics/telemetry tracking or advertising services (the first-party diagnostic records described in Section 2.2 are the only error reporting), and does not collect biometric data. Housepartner Rentals does not receive card numbers, card security codes, UPI PINs or banking passwords.
3. Profile and Role Information
Depending on your role and use of the Service, we may process:
- profile information;
- profile photographs;
- rental preferences;
- professional information;
- Owner information;
- Broker/Property Manager information;
- verification status information; and
- information needed to provide the relevant user workflow.
4. Property Listing Information
When an Owner or authorised Broker/Property Manager creates or manages a listing, we may process:
- property type and configuration;
- rent and commercial terms;
- area and property characteristics;
- furnishing;
- amenities;
- floor and parking information;
- address and locality;
- property location;
- listing descriptions;
- photographs;
- moderation/publication information;
- listing history; and
- information used to assess a user’s authority in relation to a listing.
Users are responsible for ensuring that information and media submitted by them are accurate and that they are lawfully entitled or authorised to submit the property.
5. Property Location and Maps
Housepartner Rentals may process an address, locality, selected map position and precise coordinates associated with a property to assist with property-location confirmation, marketplace discovery and other legitimate property functions.
Precise property coordinates
The precise position confirmed for a property is stored in a restricted location record. It can be read only by the listing’s Owner, a Broker/Property Manager authorised for that listing, and authorised Housepartner Rentals administrators.
Exact coordinates are not displayed to Tenants. Public listing-location information shows locality, area, landmark or similar information. Location-based search tells a searcher only whether a property falls within a selected radius and its distance rounded up to the next whole kilometre.
The property-location workflow does not require the user to provide device GPS/location permission, and the app does not request device location permission. Users may search for an address, building, society, locality or place and confirm or adjust the property position.
Google Places
Housepartner Rentals uses Google Places services for address and place suggestions and location-search assistance.
Google Places requests are performed through Housepartner Rentals’ server-side systems, not directly from the app.
Information transmitted for this purpose may include:
- address or place-search text;
- place-related request information;
- locality/place identifiers; and
- other information necessary to return an address or place suggestion.
Housepartner Rentals does not provide Google Places with the user’s device GPS location as part of this workflow.
OpenStreetMap
Map display within the Housepartner Rentals application uses OpenStreetMap map tiles rather than Google Maps tiles.
When a map is displayed, the app requests map images from the OpenStreetMap tile service.
Those requests may expose ordinary network and request information to the tile service, which may include:
- IP address;
- standard network/request information;
- requested map tile or map area; and
- technical information necessary to deliver the map image.
Housepartner Rentals does not send account identity to the tile service.
Use of external map infrastructure remains subject to the applicable provider’s terms and privacy practices.
Storage or display of property-location information by Housepartner Rentals does not constitute verification of property title, ownership, legal status, physical condition or safety.
6. Tenant Preferences and Marketplace Activity
Where applicable, we may process:
- preferred city/locality;
- budget;
- preferred property configuration;
- furnishing and amenities;
- move-in preference;
- saved properties;
- search activity;
- filters;
- property views;
- enquiries;
- visit requests;
- contact intent;
- messages or notes submitted through relevant features; and
- information required for matching and rental-management functionality.
Property match scores shown to Tenants are calculated by fixed rules from the Tenant’s stated preferences and the listing’s details. They are not produced by an AI service.
7. Verification Terminology
Housepartner Rentals may operate different forms of verification or review.
These must not be treated as equivalent.
Mobile verification
Means that control of a mobile number has been checked through the applicable authentication process.
Identity verification
Means only that the identity-related checks defined for the applicable verification workflow have been completed.
Property authority or Owner verification
A designation such as Verified Owner means only that the checks defined by Housepartner Rentals for that status were completed at the relevant time.
It does not mean Housepartner Rentals:
- guarantees legal title;
- certifies ownership conclusively;
- guarantees that no competing claim, charge or encumbrance exists;
- guarantees continuing authority to transact;
- guarantees the condition or safety of the property; or
- guarantees every statement made in the listing.
Listing moderation/publication
Automated or manual moderation and publication of a property listing means only that the listing passed or was handled under applicable marketplace rules.
Publication does not constitute a legal title search, ownership certification, safety inspection or legal due-diligence opinion.
8. MSG91 and Mobile Authentication
Housepartner Rentals uses MSG91 to deliver OTP messages for mobile authentication. The OTP itself is generated and verified by our Supabase authentication service; MSG91 delivers it.
Information processed may include:
- mobile number;
- OTP/authentication request information;
- delivery information;
- authentication status; and
- related technical information.
We do not state a fixed retention period for information held by MSG91.
9. Google Sign-In
Where a user chooses Google Sign-In, Google authenticates the user and may provide Housepartner Rentals with information authorised through that sign-in process, such as:
- account identifier;
- name;
- email address; and
- profile information made available under the selected permissions.
Housepartner Rentals does not receive the user’s Google password.
10. Automated Listing and Photograph Moderation
Housepartner Rentals uses automated controls to maintain marketplace integrity.
Listing descriptions and other listing information may be analysed to identify matters such as:
- phone numbers;
- email addresses;
- URLs;
- social/contact information;
- WhatsApp or Telegram identifiers;
- UPI/payment identifiers;
- contact-bypass attempts;
- abusive or prohibited material; and
- other content inconsistent with platform rules.
Depending on the result, a listing may be published, held for manual review by Housepartner Rentals staff, or blocked. A listing that is held for review or blocked is not shown to Tenants.
Google Cloud Vision OCR
Listing photographs may be processed using Google Cloud Vision for optical character recognition or text detection.
This processing supports listing-photo screening and marketplace moderation.
Detected text may be analysed to identify:
- mobile/contact information;
- email addresses;
- contact-bypass information;
- payment/contact information; and
- prohibited or reviewable content.
Listing photographs may also be checked by Housepartner Rentals’ own server-side systems for QR codes, including QR codes that point to contact or payment routes. This QR check is not performed by Google Cloud Vision.
Google Cloud Vision is not used by Housepartner Rentals to certify the authenticity, ownership, title or safety of a property.
We do not state a fixed retention period for information processed by Google Cloud Vision.
11. Optional AI-Assisted Property Description
Housepartner Rentals may provide an optional feature that helps an Owner or Broker/Property Manager prepare a property-description draft using OpenAI technology. Housepartner Rentals can switch this feature on or off. While it is switched off, no listing information is sent to OpenAI.
Use of this feature is optional. A listing can be prepared without using AI description generation.
When a user requests the feature, selected structured property facts are sent server-side for the purpose of generating the requested draft.
Information may include approved listing facts such as:
- property type;
- configuration;
- rent;
- area;
- furnishing;
- amenities;
- floor;
- parking;
- locality; and
- other relevant non-sensitive property characteristics.
The feature does not send:
- account passwords;
- OTPs;
- personal mobile numbers;
- personal email addresses;
- identity/verification documents;
- payment credentials;
- Tenant personal information;
- private support communications; or
- precise private property coordinates.
The AI-generated description is only a draft.
The user may review, edit, replace or discard it.
Generated text is not automatically published merely because it was generated. Publication requires further user action through the listing workflow.
AI output may contain errors. The Owner or Broker/Property Manager remains responsible for reviewing information before publication.
AI-generated descriptions remain subject to Housepartner Rentals marketplace-integrity and moderation controls.
12. Brokers and Property Managers
Brokers and Property Managers using Housepartner Rentals are independent platform users unless a separate written arrangement expressly provides otherwise.
They may submit or manage a property where they:
- are authorised by the relevant Owner; or
- otherwise have a lawful basis to manage or market the property.
Permitting a Broker or Property Manager to use Housepartner Rentals does not make that person an employee, representative, agent or broker of Housepartner Rentals.
Housepartner Rentals itself does not become the Owner’s or Tenant’s broker or real-estate agent merely by providing marketplace or rental-management technology.
13. Third-Party Services and Infrastructure
Housepartner Rentals uses third-party infrastructure and services where reasonably necessary to operate the platform.
Current services include:
Supabase
Used for backend infrastructure, authentication, database, storage, app diagnostic records and related platform functions.
Authentication/platform logs may include account identifiers, mobile numbers, authentication events and technical information.
MSG91
Used to deliver OTP messages for mobile authentication.
Google Sign-In
Used as an authentication provider where selected by the user.
Google Places
Used server-side for address/place suggestions and location-search assistance.
OpenStreetMap tile service
Used to display map tiles.
Map-tile requests may expose IP address, map area/tile request and ordinary technical request information to the tile service.
Google Cloud Vision
Used for OCR/text detection on listing photographs for moderation and marketplace-integrity purposes.
OpenAI
Used for the optional Owner/Broker property-description feature, only while that feature is switched on.
Razorpay
Razorpay is the payment processor intended for optional in-app purchases, such as contact credits, outside Google Play. In-app payment is not currently available to users, and no user payment is processed through Razorpay.
Records of earlier internal test orders may remain in Housepartner Rentals systems.
If payment is made available, Razorpay will collect and process payment details directly. Housepartner Rentals receives the payment status, reference identifiers, amount and payment method type. It does not receive full card numbers, card security codes, UPI PINs or banking passwords.
Google Play Billing
Google Play purchases are currently switched off. While they remain switched off, the app does not open a Google Play Billing connection during ordinary use. This will be reassessed, and this Policy updated if required, before Google Play purchases are enabled.
Crash reporting
Housepartner Rentals does not use a third-party crash-reporting, analytics or advertising service. App diagnostic records (Section 2.2) are stored in Supabase.
Provider retention
We do not state fixed retention periods for information held by these providers where we have not verified them.
Information handled by external providers may be retained in accordance with applicable contractual terms, provider policies, technical requirements and legal obligations.
Housepartner Rentals will maintain and periodically reconcile its processor/service-provider inventory with the actual Production architecture.
14. Payments and Monthly Rent
In-app paid features are not currently available to users. They will be made available only after the applicable commercial and compliance approvals, and this Policy will be updated where required.
Records of earlier internal test orders may exist in the technical environment.
Housepartner Rentals does not collect, hold, route or settle the Tenant’s monthly rent.
The monthly-rent model is:
Tenant → Verified Owner
Rental schedules, ledger information or status records within the platform do not by themselves mean that Housepartner Rentals received, held or guaranteed settlement of the rent.
15. Information Sharing and Disclosure
We may make information available:
- to infrastructure or service providers required to operate the Service;
- to parties to a rental interaction where a feature intentionally requires disclosure;
- to authorised staff or operational personnel;
- for fraud, abuse, moderation or security investigation;
- to establish, exercise or defend legal claims;
- where required by law or competent authority; or
- in connection with a lawful business restructuring or transfer.
Private contact information, verification material and precise property coordinates are not treated as public listing information merely because Housepartner Rentals processes them.
Housepartner Rentals does not sell your personal data and does not use it for third-party advertising.
16. Data Retention
Housepartner Rentals retains information only for as long as reasonably required for the relevant purpose, platform integrity, security, dispute handling, legal compliance or another legitimate operational requirement.
Different categories of information therefore have different retention requirements.
Examples include:
- account/profile information while the account remains active;
- listing information while required for the listing or marketplace workflow;
- authentication and security records for security, fraud prevention and audit purposes;
- moderation records where necessary to demonstrate enforcement or investigate abuse;
- verification information while relevant to the verification, property-authority, fraud or dispute process;
- grievance/support information while the matter is active and for an appropriate period afterwards;
- app diagnostic and crash records for 90 days from receipt, after which they are deleted automatically;
- financial or reconciliation records where required by tax, accounting, contractual or legal obligations; and
- information subject to an investigation, dispute, regulatory request or legal hold.
Provider retention
We do not state fixed retention periods for information held by MSG91, Google Places, Google Cloud Vision, OpenAI, the OpenStreetMap tile service, Razorpay or Supabase platform services, unless we have verified them.
Those providers may retain information according to their applicable contracts, configurations, policies and legal requirements.
Backups
Housepartner Rentals takes encrypted backups of its Production database, including before every Production database change, and keeps an encrypted copy off the primary machine.
We keep the four most recent weekly backups and the backups taken before the current and the immediately previous release. Older backups are deliberately deleted.
Backups are not edited to remove an individual’s records. Information deleted from the live Service may therefore remain in a protected backup until that backup is retired and deleted under the retention rule above.
Backups are used only for recovery and continuity. They are not used to restore a deleted user’s account into ordinary active use, except where legitimately necessary as part of a recovery event.
17. Account Deletion
Users may request account deletion:
In the Housepartner Rentals application
Through the Profile Request Account Deletion functionality.
Through the public web resource
https://housepartner.in/housepartner-rentals-account-deletion/
We may take reasonable steps to authenticate a request before processing it to prevent unauthorised deletion.
Following a valid deletion request, Housepartner Rentals will process data under its control in accordance with the account-deletion workflow, applicable retention requirements and the nature of relationships involving other users.
Eligible information may be:
- deleted;
- anonymised;
- restricted from ordinary use; or
- retained only where a legitimate legal, security, fraud, accounting, dispute or operational reason requires retention.
A deletion request does not necessarily require immediate destruction of every record.
For example, limited information may need to remain where necessary for:
- tax/accounting requirements;
- fraud/security evidence;
- moderation history;
- legal claims or disputes;
- regulatory requirements;
- grievance history;
- records involving another user’s legitimate rights; or
- protected backup copies (Section 16).
App diagnostic and crash records linked to a deleted account are not removed individually; they are deleted automatically within 90 days of receipt.
External service providers
Housepartner Rentals does not send an automated deletion instruction to every external provider for every account-deletion request.
Where information is processed by an external provider, the information will be handled through the deletion, retention, contractual, account-management or provider mechanisms applicable to that service and processing activity.
Housepartner Rentals will take reasonable steps within its control to ensure that provider-held information is not retained or used beyond the applicable purpose and lawful retention requirements.
18. Privacy Requests and Choices
Subject to applicable law and the nature of the relevant processing, users may contact Housepartner Rentals to:
- request correction of inaccurate information;
- request account deletion;
- raise a privacy grievance;
- withdraw optional consent where applicable;
- request information relating to relevant personal-data processing; or
- exercise another applicable legal right.
Withdrawal or deletion may affect functionality that cannot reasonably operate without the relevant information.
19. Security
Housepartner Rentals applies technical, organisational and access controls intended to protect information according to the nature of the Service and processing.
No system, network, service provider or method of electronic storage can be represented as completely secure.
Nothing in this Policy should be interpreted as an absolute guarantee that unauthorised access, disclosure, loss or security incidents can never occur.

21. Changes to this Privacy Policy
We may update this Privacy Policy when our product, processing architecture, service providers, legal requirements or practices materially change.
The current version and actual effective date will be published through Housepartner Rentals and the applicable public Privacy Policy page.
The effective date will not be backdated to a date before the revised policy was publicly available.
Where a change materially affects existing users, Housepartner Rentals will provide the notice, consent or other action required by applicable law and the nature of the change.
22. Applicable Law
This Policy is governed by applicable laws of India, including privacy/data-protection, information-technology and consumer-protection requirements as and when applicable.
Nothing in this Privacy Policy limits a user’s non-waivable statutory rights.
